@HeavyRainWA @pepemoonboy 3/3 You arent accomplishing that in 12 years off stocks alone, especially when you aren't likely making a large salary fresh out of college. RE gives you cash flow + an appreciating asset with tax benefits Ps- almost every millionaire owns multiple RE assets

Leveraging each house, he got up to 12 single family With the appreciation, he sold 10 of the 12 and bought a small multifamily unit. He retired at 31 making $200K a year and still owns multiple assets that are appreciating 2/

Rental properties are not worth the headache. Don't be fooled by the furu's telling you it's amazing passive income.

You're comparing a wealth tax to an income tax like they're the same thing. They're not. 3% of your entire net worth every year is not remotely comparable to 30% of your annual income. If you made $60K and owned a $300K house, a 3% wealth tax would cost you $9,000 a year — on top of your income taxes. That's 15% of your gross income just for the privilege of owning assets. Now scale that to someone whose "wealth" is stock they haven't sold — they'd have to liquidate billions annually just to pay the tax, crashing the share price and torching every index fund your 401(k) is sitting in. And this isn't theoretical. France, Sweden, Norway, Austria, and Denmark all tried wealth taxes and repealed them because the rich simply left, revenue dropped, and the remaining tax base got smaller. Warren's "40% exit tax" is her attempt to build a wall around capital — which should tell you everything about how confident she is that people would voluntarily stay. The working class isn't getting gutted by billionaires existing. They're getting gutted by inflation, housing costs, and payroll taxes — none of which a wealth tax touches.

My experience has been the opposite. Bought our first home in 2009 for $196K. Sold it in 2017 for $300K. At the time I had paid that mortgage down to $120K. So you do the math but I got a check for $180K when we sold our house in 2017. And that house provided a great place for my family to live for 8+ years. Pretty great deal.

Owning a home is a money pit. If someone tells you otherwise, they’re lying to you. I’ve lost track of how much I’ve invested in my yard, AC system, air filters, plumbing repairs, water filtration, bidet filters, mold repair, painting, fence replacement, etc. Be warned!
