Here's some cool shit I did over the past few days. I decided to take a more active role in understanding where my family's food comes from. How the animals are treated, what they're fed, what type of business am I supporting? So, I went out and met some farmers. BuckleDown Farm: I met Jack and his cows. Family business in New Hampshire. Pasture-raised, grass-fed, never any fillers/GMOs/antibiotics. Happy cows on tons of beautiful land. I bought a half cow, about 200lbs of beef. Dreamer's Farm: Local guy, passionate about regenerative farming. Pigs live, eat, and play outdoors. They eat an all-organic diet and are cared for like family. I bought a whole pig, about 150lbs of pork. Nallie Pastures: Small, local poultry farm run by farmer Steve, who's passionate about agriculture and animal welfare. His chickens live outside and have 25 acres to run around on. I ordered 20 chickens, about 80lbs. Everyone I met cares deeply about their animals and was excited to tell me their story. It seemed daunting at first, but having a direct relationship with a local farmer was much easier than I thought. If you can, I highly encourage you to do the same.

Wife answers office phone: “Skystone Acquisitions.” News reporter: “Hi, is Jacob Naviaux available?” Wife: “May I ask who’s calling?” News reporter: “This is Willoughby with the Atlanta Journal Constitution. We’re running a story about a seller you guys contracted with to buy her home, and would like to get a comment from Jacob before running the story.” Wife: “Let me see if he’s available. Please hold.” Transfers line to my office after giving me a heads up. Me: “Hello this is Jacob.” News reporter: “Hi Jacob, this is Willoughby with the Atlanta Journal Constitution. We’re running a story about a seller you recently contracted to buy her home and would like to get some comments from you before running the story. Do you have a minute?” Me: “Yes, I have a minute. Go ahead.” News reporter: “This is in regard to Ms. McGauley’s home at (address) you contracted to buy for $95,000. Her attorney reached out to us at AJC stating that you wouldn’t let her out of the contract when she decided she no longer wanted to sell. Would you like to comment on that accusation?” Me: “Yes, that’s correct. I met Ms. McGauley at her home, explained how the process would be selling her home to us. She then breached the contract stating “she no longer wanted to sell.” Sellers can’t just choose one day to back out of a sale after signing a contract.” AJC ran the story with headline: “‘We Buy Houses’: investors target seniors with below market offers.” Thankfully the reporter included my comment in the article, so anyone with half a brain and not biased against investors could see who was in the right vs the wrong. We filed a specific performance suit. Seller fraudulently filed bankruptcy to make things more difficult. Instead of fighting through the bankruptcy, I decided to drop the suit and settle for a fee slightly above my attorney’s fees up, which was paid back to me over a few years. If you do enough deals in this business, eventually someone will try to paint you as the bad guy. Just make sure you’re doing things the right way and you have nothing to worry about. @jdcmedlock I wonder how much NY/NYC would lose from taxes on income, capital gains, real property, and sales due to families with estates in the $10m–$30m range (i.e., below the OBBBA combined estate tax exclusion amount) changing their domicile state to avoid the much higher estate tax
