Five years ago, I started building the BIG ACR for our own development shop. We've run it on every MADDPROJECT job since. I built it because cost management is the highest-stakes, lowest-trained part of development, and every firm has a general approach, but every project lead runs their own version of it. The BIG ACR reads the documents your team already produces, checks the math, and walks the reviewer through the details with the same discipline we apply on every project. (There is no need to have the GC or trades log in to yet another portal.) For the last eight months we've been getting it ready for the outside world. It's a version of MADDPROJECT that scales without us in the room. We built it for project owners and allocators who often have no independent way to check the numbers and rely on the GC's payment applications to keep track of costs. For investors who want to read the same ACR their GPs are reading. For new teams who want senior-level review discipline from day one. For firms running multiple projects who want every one held to the same standard. And for the firms we'd typically turn down for full development management, who can now get our cost management discipline. Every time I think I’m ahead of the game with AI, I am reminded that I have a friend that already has agents checking his email multiple times per day, sending him to do lists each morning based on emails received and sending replies back to people as appropriate.

Gave a @DealNav demo to another person from a gigantic Canadian CRE firm (😏) today and he told me what I hear from a lot of folks at big shops: “There is no shortage of products available to me here, but they are all too complicated or clunky.” He’s considering us because we are simple, intuitive, and map-based. 🗺️ that’s what resonates with most of our users And that’s what I built the platform.

A deal I looked at in 2023,2024 and 2025 came back to me this week - this time by the civil (?!) One of the simplest but most common and valuable use cases for @Dealnav is the way you can just quickly zoom into a site on the map while on the phone with someone telling me about it and get up to speed immediately. Thats what I did when this guy called and asked “have you seen this site before? What do you know about it?” It’s honestly awesome.

Met a @DealNav member IRL today and unprompted he told me seeing all his data on a map is what he appreciates most about the platform. Thats exactly why I built it, it’s a comment I get over and over and I’ll never get tired of hearing it. (Also below Immediately made me think of @lildickytweets critically acclaimed song “Earth”)

I’m not normally active on X on sundays but I’m traveling today so doing some posting while I sit around. Been pretty fun, lots of action and engagement. Might have to add this to my regular rotation.

Big brand names using @DealNav feels great - but what really fires me up are the people who just went out on their own and chose us bc they want something they’ll actually use, at a price that makes sense - especially when they’re scraping by on their first deals fees. As we grow, we hope to add tiers to scale with them until they become the next DR Horton! (Yes, several DRH folks are already customers I could help myself 😏😂)
