jack friks@jackfriks

English

@Brittonnorth @shawngorham @Industrializer A lot of TikTok and IG influencers teach it
Look up “Hold My Hand Real Estate”. He almost exclusively wholesales on market MLS listed properties.
English

@shawngorham @Industrializer This is the first time I have seen this on RE Twit. Almost every pro on here saying this is BS.
English

@ChrandLord Solid, nice work again and congrats. Thanks for sharing
English

@defi_mojo He wanted to sell that for over a year, I offered his price but with no money down.
English

@ChrandLord Nice work! How did you get him to agree to 0 down?
I managed to get seller financing at 0% once by offering 10k over his ask but that’s best I’ve ever managed
English

@ashen_one 1. Add rate limits
2. Verify no API keys exposed
3. Sanitize all inputs
3 step easy security prompt for any vibe coded app
English

had my apps first major security issue today 🙀
if you intercepted my app's call to anthropic, my api key became exposed
so like if some guy that hated me wanted to soft hack my app, they could steal my api key to anthropic
but like normal people would never have noticed this because its like just there to be seen on the ios app itself
lesson learned: make sure the calls to apis are routed through backend supabase secrets rather than directly from the app
ultimately, i had hard limits and monitors on the api key itself so no real danger was presented, but thank god someone pointed it out to me (even tho he did it to prove vibecoders suck at security or whatever)

@ChrandLord @thmindustriesre Thanks for the transparency. I sent you DM regarding storage + billboard
English

@defi_mojo @thmindustriesre Tattoo shop and billboard 100K
3 bed 2 bath house and storage units 100K
Warehouse and 4 bed 2 bath house 100K
Other side 2 bed 1 bath house 85K
Other side blue 2 bed 1 bath house 140K
English

@colinushkowitz ivueit is an app built for this, you can get them done for $10-15
English

@ChrandLord @thmindustriesre How much did the 28 unit storage facility run you?
English

@FinFreedom414 I started sourcing off market real estate and it’s changed my portfolio returns drastically
Creative financing and avoiding banks or traditional lenders has also been a power move
English

I’m 34. Husband. Father of soon to be three.
I’ve worked for 13 years as a nurse. Brought home $95k W2 last year.
I own three properties. $500k in equity across them.
$105k in a 401k.
$400k in $BTC and $MSTR.
By most measures I’m doing well.
But here’s the thoughts that I sit with every day.
The portfolio is at a stage where I feel like I should be pushing harder, but pushing harder doesn’t often equate to better returns.
I could launch some real estate wholesaling campaigns and look to make more moves. The kind of aggressive stuff that actually closes the gap between where I am and where I don’t have to work a W-2 anymore.
My holdback is being present for my family, without working every minute.
You blink and your newborn is a toddler, you blink again and they’re starting to grow out of that toddler stage.
The whole point of building this portfolio is to stop trading my time for money. To be present. To not miss special moments in my children’s lives.
I feel like if I grind hard these next two years, a decade from now I’ll always wish to return to these years and just be present.
Any other fathers navigating this same thing?
English

@sweatystartup What’s your buy box? I own 2 so far and trying to grow. I source them all off market. Anything that doesn’t fit my buy box I can pass along if it fits what you’re after.
English

@ChrandLord I’ve been writing mine on blank white computer paper, then scanning it and printing it to loose leaf paper.
I leave sections to fill in for their name and address.
It allows me to send out 100s of “handwritten” letters a day for pennies and is super fast
English

I really like this guy but don’t get why he isn’t using robot ink marketing to send these.
It’s a numbers game and the only handwritten aspect that really matters is the envelope name being handwritten.
Open rate = glance views * conversion rate.
Close rate = open rate * conversion rate
A mail service does this for $1.50 mailed. At best you save $7.50 per day.
5 letters a day * 365 = 1,825.
If 1/100 people open you get 18 opens.
If 1/5 people call you, you get 3-4 calls in a year.
Thats great, but with robot ink marketing I can send 1,825 per week.
94,000 letters is 940 opens, 188 calls.
This guy seems to have big pockets and is always doing deals so I’m so confused why he wouldn’t hire this out.
5 letters is $7.50, he definitely can make more than $7.50 in the time it takes to write the letters.
He can even include a pre written personalized letter with a picture of himself and everything.
Not hating, just confused.
I had a buddy doing this and I challenged him to send out letters with robot ink marketing
He dragged his feet and finally took my advice.
He called me today and we talked for an hour underwriting a deal for a 12 unit he found found. Seller financing, no money down, and a litany of other deals across the towns we live in.
Direct mail is really good, you guys just aren’t using it right.
Colin Ushkowitz@colinushkowitz
GREAT DAY TO BUY MORE HOUSES! Dropping handwritten letters to my NJ & PA leads every day. Then following up with a facetime or call a few days later. Conversion rate on this is crazy. Let’s go.
English

@PaulmattJr Hahah felt
Might vary from market to market
I’m in sun belt and also filtering by owners with 3+ properties so might be that as well
English

@defi_mojo No emotional attachment sounds good but plenty of land owners have emotional attachment to their land. I’ve been calling them all year 😂😂
English

@AjOsborne1 If you are looking for hires let me know
Sourced both my facilities off market. I use extremely unconventional, “out of box” methods nobody is attempting.
English

Launching a company that finds, communicates with owners & sets up off-market deals.
-searches
-filters
-verifies all information
-quantifies based upon your parameters
-direct outreach and communications
-is a CRM where all of it goes
-builds out parameters with the owner for a close call.
-set up, schedule & coordinate final meeting.
English

@JoelKatz It just goes to show, simplicity is king.
I have never been a fan of all this hoo ha. Give me native, old school blockchains all day long. Simple, single purpose.
The more you pack in, the greater the attack surface.
English

The attack was way more sophisticated than I expected and aimed at LayerZero infrastructure taking advantage of KelpDAO laziness.
