Whats your opinion on selling improved lots to public home builders, rather that taking on building risk?

@TheRealEstateG6 Labor Turnover, Working Capital (Retainage, Vendor Terms) needs and financial analysis (capitalize vs expense R&M, life of equip) are key. EBITDA Margins in the 20s (incl. R&M) realistic. GC relationships key, trade at lower multiple given capital intensity and project based biz

Anyone know anything about concrete contracting businesses Typical sale multiple, typical profit margin, preferred breakdown between residential/commercial projects etc Have a friend possibly looking to buy one

@TKyle Sounds like a finished lot developer. Hard/ Key part missing is the entitlements prior to improvements.

Hear me out: a holdco that-- - buys land - surveys land - escrows the transaction - moves the dirt on the improvements - markets the land I think there's some room for common ownership here...and some fun in playing all the value add roles in ~land~

$EQM / $ETRN shrugged off the KXL water crossing ruling today...seems like it always takes a day or two for the market to make the connection with these rulings...

@brunking @MLPguy $CEQP implied in the release that they have better use of cash (buying back debt @ discount) but hampered by HoldCo loan. FR needs to inject equity, refi / amend HoldCo to allow for better capital allocation. They’ll figure it out.
