@tonyofsidcup No because the market dictates what rent is paid not landlords. Landlords can only charge as much as there are tenants willing to pay.

All Tenants: From 1st May 2026 you will be able to serve 2 month's notice to end your tenancy, even if you signed a 12 month fixed term that isn't finished yet.
No exceptions. If you're on an Assured Shorthold Tenancy, even a fixed term one, it converts to 2m notice overnight.
