not sure you understand the function of this asset. yes fees are high. too high but reporting is net of fees. it’s all about volatility, you pay a fee not to have draw downs like the top40. funds like peregrine and 36one has better returns for certain periods but what all these funds have in common is they avoid sequence of return draw downs, but yeah they should charge less, on a long a bough time line you should just buy the SYG500 which is the SPY in zar

@firewire7777 @Askash Spoliation orders can be issued at the Rental Housing Tribunal free of charge, and no lawyer is required at all, and they are issued practically immediately. Go there some day, and you will see all the landlords there crying because they thought they were clever like you.

For all the times that I have seen this question in the comment section, finally, here is your answer😅 I asked Ann-Suhet Marx, Director at VDM Attorneys, if a landlord can legally change the locks when a tenant stops paying rent... The answer is no. That’s unlawful eviction, and it can land you in court fast.

correct, firstly when saps arrive they will say its civil and wont do anything, said tenant would then need to find an attorney , pay the attorney and then get placed on the roll. that takes time and money, going court also doesnt mean you just walk in and get a spoliation order, court roll is full for months (we had to wait 9m to get heard) if opposed even longer. already the onus of action and cost has moved from you to the squatter. most give up here already. You can also easily claim you didn't move the new people in then in any event, the squatter is back to square one, they would need to prove you did which they cant and then start a new process against the new "visitors" - in the meantime you have not spent any money really and they have spend a small fortune and in most likelihood after weeks of staying with someone they dont want to will move on.

@firewire7777 @Askash SAPS doesn't deal with civil issues. The tenant will go to court or the rental housing tribune and order a spoliation order. The court order forces you to restore their unit to its previous state. If you refuse to, you'll be held in contempt and arrested.

@kiffboet @Askash would have been a lot cheaper and faster than 600k in legal fees and stress of dealing with the courts. Just and Equatable (when exploited like in many cases) is a sham. Until you have lived the experience trust me on this one

@unordinaryjo @Askash i don’t agree, when the person call SAPS if he does, SAPS will ask him what his right is to be there, deed or lease. There wont be any. Also you are not locking anyone out, you simply move in more “tennants” until they move out om their own accord.

dude computers are actually so fucking insane when you really think about it. we literally figured out how to write some fake-ass rules called code and somehow convinced rocks to follow them. like actual rocks. sand, melted, purified, carved into tiny pathways where electricity just flows in patterns. that’s it. that’s the whole magic. and yet from that we get operating systems, compilers, kernels, networks, distributed systems, machine learning models, entire virtual worlds running inside other virtual worlds. billions of tiny electrical decisions per second, all because we defined some abstract logic. humans basically invented a language of instructions and taught matter itself to execute it.
