As you say, it would be nice to see some actual development, not just more reviews or plans.

@LeonieLeTissier @flick2leg @Lindsay_Gsy I’m no engineer but I wouldn’t be at all surprised if the existing wall would need strengthening to support it. Same in Town too. But whatever needs to be done just needs to actually get done.

Good job there is no critical infrastructure nearby. If the States is serious about resolving housing, debate on the flood defence plan will be brought forward urgently.

Easily available, look on Watts & Co website, there are so many office blocks available. Go back 10yrs or more and these would have been snapped up, especially the modern building by the police station, large office blocks in the Avenue, the list goes on……

@advocategreen1 It will be interesting to see how many do sign up. Would a wide spread of candidates risk diluting votes between those standing on a broad manifesto? This by election might favour a single issue (i.e. GST+) candidate if not more than one in that camp....

By election fever. Let's hope we get a decent spread of candidates that will justify the cost and that there is proper debate about the ideas and policies that the island needs to be talking about. (This isn't the first islandwide by election btw)

So this is Kenilworth Vinery yesterday - bought in2021 No building awaiting flood defences Yet two days after the wettest winter this century , it looks as though it could do with a good water.😀

@YvonneBurford @GuyPlummer34449 But, I am trying to understand what the assessment of risk for the Bridge actually says and how soon it suggests flooding might occur. Just trying to understand the rationale for delaying development on this basis. Thanks, as always, for engaging!

I was lucky enough to attend a presentation by a very senior Canadian insurance regulator a few years ago, he warned about risks to infrastructure at sea level around the world on basis of 50+ years of sea level data with a time lapse.

@YvonneBurford @GuyPlummer34449 I'm not disputing there is a flood risk. There is risk in everything, but someone has reached a conclusion that the risk is high enough to not build on sites, given there are houses/businesses already in the area it must be of public interest?

@flick2leg @GuyPlummer34449 Of course. The States are progressing with flood defences as they and others have been well aware of the flood risk in the Braye du Valle for over a decade. But once in place it makes the whole bridge/saltpans (clue in name) area viable.

@GuyPlummer34449 It’s not flooding from rain. It’s flooding from overtopping at the bridge. Spring tide/easterly wind/ low atmospheric pressure. A barometric pressure of 963mb raises sea level by half a metre.
