If you think population decline is going to impact real estate, you have 2 or 3 generations before it becomes a pressing issue That gives you a lot of time to get rich and set your family and grandkids up for success Would you consider moving to either the West Coast or the East Coast for better job and real estate opportunities if you live in the middle of the country

Mind you we also sell repurposed license plates in same booth, & had a separate booth right next door for Doggy Deli, AND a booth at a different event for Doggy Deli. Our sales this weekend totaled over 5 digits, mind you our margins are incredible. This is my 3rd year selling wood burnings. If you find a niche, understand what “your people” like, you can fucking kill it if you go to where your people are.

@robbhurstCPA Credit is overrated, Chapter 7 is essentially no credit for 10 years, you would be surprised what you can get done without any credit at all.

I have a friend with no debt and significant wealth. Owns his own business. Paid off house. No bad debt. He’s never had a credit card (he’s late 40s). Finally convinced him to get a credit card after a rental car issue. He was approved for $300 by one of the large credit card companies….What’s in your wallet? Credit scoring and credit worthiness don’t seem to be on the same page.

it turns out that "read the code" has a different meaning for different people. at one end of the spectrum it means "stop what you're doing and tread mud in an unfamiliar domain and read every keyword and symbol like you're a 5-year-old reading a book with your finger and then put in mental effort to understand what's happening". at the other end of the spectrum it means "look at screen and pattern match in a domain you are deeply skilled at, the implementation will manifest itself as shapes". now i understand why there is such a disconnect.
