@AzizSunderji This way, all speculative value is captured, and land prices can reflect its true utility value. Further, the only source of profit would be development, incentives to hoard and wait are eliminated. It's the use it or lose it principal.

@AzizSunderji that doesn't fix the basic contradiction. Land value is created by all the people around that land, not by the owner. It is social value, and should be recovered by 100% capital gains tax. A developer should keep the value they create by developing the land, not the land value..>

I wonder if this puts the cart before the horse. Why is land speculation so profitable? Isn't it because there is a lot of demand for the stuff you can do with it—eg, house people in big, productive cities? If true, the solution is not Georgism, which would merely shift land rents from speculators to governments.

Urban land price is the impossible-to-ignore driver of the housing crisis—yet it is almost always ignored. As I argue in Broken City, speculation fueled by global capital inflates land values so relentlessly that they absorb nearly all the economic value created by density, labor, and location. Upzoning or adding supply often just unleashes "hungry dogs" of speculation, pushing prices higher instead of delivering affordability. Building costs haven't skyrocketed; land monopoly pricing has. Until we confront and capture this land value (via tax, public ownership, or regulation), true affordability remains out of reach.

@richimedhurst Its what the US has always done. They used to say nice things about human rights and democracy while they pillaged. Now it is just more blatant, but that is actually a problem for the US. Everyone can see what the US is doing and they hate it. Empire needs consent, not force.

The nut jobs are out in force suggesting the govt reduce or eliminate to petrol excise for a period of time to reduce the retail price of petrol. This would be one of the worst policy ideas doing the rounds. It costs billions of dollars making it harder to get the budget to balance. It stimulates demand adding to inflation at a time when inflation is too high. It make the petrol shortage - to the extent there is one - even worse as people keep driving & don't look for alternatives.
