Following on the rent vs buy debate:
£300,000 house.
→ Mortgage interest: £12,000/year
→ Maintenance: £3,000/year
→ Insurance: £800/year
→ Stamp duty: £10,000 upfront
→ Total real cost: £25,000+ year one
£300,000 in the Nasdaq instead.
→ Average 15% annual return = £45,000/year
→ No boiler breakdowns
→ No roof repairs
→ No estate agent fees when you sell
Someone else fixes the boiler.
Someone else pays the buildings insurance.
Someone else handles the maintenance.
Renting isn’t throwing money away IF your money is working hard elsewhere.
Sometimes it’s the smartest trade in the room.
This is not AI or Manipulated . It is an actual sign I took in a hotel I was staying in . read the whole sign and tell me what is wrong 😆😆🙈🙈#youhadonejob
@robprogressive Tax the rich is useless. But tax corporations that make money in the UK but then declare little profit because they pay "royalties" to the mothership then yes. Also, replace capital gains tax with income tax.
Everyone cries ‘tax the rich more’
But a £150k earner pays £53,460 in tax
And £25k earner pays just £2,486 in tax
It takes 21 £25k earners to contribute was one £150k earner does in tax
The problem is not the rich
The problem is how much tax is wasted

No pharma employment, equity, boards, or meningitis-vaccine manufacturer ties found. Past MSF work (non-industry). Declares no COI in some commentaries.
Dear anti vaxxers
If you want to skip the Covid vaccine at this point, whatever - but do not mess with meningitis
That's a whole different level of danger
You're playing with fire
every developer is taught that to access an array, you write array[index].
but in C and C++, you can just... flip it.
this code compiles perfectly and runs without a single warning.
how the hell does 2[myArray] work?👇
It is time for Europe to unite and abolish borders forever
I’ve never met even a single person that is against a united Europe
Seriously, what the fuck are we waiting for? 🇪🇺🇪🇺🇪🇺
@miles_commodore It's one of the stupidest things ever. Americans are Americans, regardless of where their ancestors came from. I don't call myself Cuban-British. Just British.
Why am I referenced as an African-American?
I hate that!
My ancestors go back well over 200 years in this country. That's much longer than most other Americans.
Do we call them British or Irish Americans?
The term is dumb and I'm not a fan of it.
I’m American!
@MichaelAArouet I have another related question: Why the tip is a percentage of the meal cost? I may have a burger, or a wagyu steak. In both cases the waiter's job is the same. Why should I tip more for the steak?
And it’s not my job to pay your salary, it’s the job of your employer
Can someone please explain the strange US 20–25% tipping culture? Many countries around the world don’t have tipping as a common practice. The business simply pays the salary. Why is it so different in the US?
@jcalvarez2@TeslaTrackerUS In the case of a warranty claim Tesla will often replace a failed pack with a refurbished pack. They clearly have a capability to refurbish/repair.
🔋 The battery replacement argument doesn't apply to modern Teslas
• Packs rated for 300,000-500,000 miles minimum
• Average driver at 12K-15K mi/yr has a 25-40 year runway before degradation becomes a factor
• Early Nissan Leaf chemistry was the origin of that fear - not Tesla's pack architecture
Tesla's cell thermal management changed the math entirely.
@HenricusHarry@TeslaTrackerUS Comparison with an ICE makes no sense. Tesla does not fix batteries, they replace them, even if only a couple of cells are dead. It's the equivalent of replacing an ICE because a spark plug failed.
@jcalvarez2@TeslaTrackerUS They choose a warranty where they are unlikely to ever have to pay. An 8 year warranty means the chance of a battery failure in 8 years is extremely low.
Same for a petrol engine warranty.
No manufacturer really wants to give a warranty for anything. They have too for marketing.
@pl_european Pakistan's nuclear programme is a core component of its defensive strategy, primarily focused on the threat emanating from its eastern border (India). Yes, Israel has no plausible reason to hold nuclear assets.
@jemmm85517813 Maybe we should also count the emissions produced during manufacturing of everything we import. We have very little high volume industrial production, we let other countries manufacture the goods we buy.
If people realised that Britain only produces 0.00001% of the CO2 in the atmosphere & that anyway it is plant food.. would they still be calling for netzero?
