Will Chandler is tied for the lead at the KFT.
(Stick w me for the long one)
Will Chandler always wanted to go to Georgia. His parents went there and his brother was already there when he graduated high school.
So he was pretty bad at being recruited cause he told everyone he was going to Georgia.
And he went to Georgia. Played all 4 years, but only played a few events a year. Most were as an individual (his score doesn’t count toward the team)
His last fall there he only played one event. Always worked his ass off, both on and off the course. Made honor roll. Continued to improve.
Turned pro grinded on mini-tours, kept working. Went to Canada last year and struggled, finished 81st in points. Missed at Q-school.
But played solid on the G Pro Tour.
Played a monday Q in Dallas in April. Made the cut in his first ever KFT start.
Made it thru another Monday and made another cut in June.
Another Monday Q in July, made the cut and finished 10th in July. That Earned him a spot in the next week’s field. Made the cut again.
Drove 6 hours that night to the next days Monday but missed.
ANOTHER successful Monday last week in Nebraska, this time in playoff. Another made cut.
Earned enough non-member points to earn a spot in this week’s field. Needed to make to make it into the first KFT finals event.
Now he’s 18 holes from changing his life.
Mondays.

A few days ago I posted about how borrowers are financing multifamily deals with CMBS loans more frequently in the current environment. After seeing that post, a sponsor reached out to talk about a new deal and I think it's a good example that illustrates the circumstances where CMBS may be a good option.
The sponsor has a multifamily building with a loan that matures shortly. A cash neutral refi requires $20M in loan proceeds, but the agencies are currently tapping out at $18M, which would require the sponsor to invest an additional $2M of cash at closing.
In the table below, you'll see that the CMBS market is also sizing to $18M (with no buydown). However, the CMBS market doesn't limit the buydown amount, so for a 3.5% rate buydown the borrower can increase the loan commitment from $18.1M to $21M and use the excess proceeds to pay for the buydown.
The sponsor is paying more interest over the 5-year loan term with the CMBS option compared to the agencies, but they're taking out $265K of cash at closing instead of injecting $2M.
There are some groups that would prefer the lower rate, but if you don't have the liquidity, then this could be a viable option.

$MOGO sold last bit down 85%. was a losing position almost from the start but thought it had potential to reverse hard at some point. Trimmed some, but held something all the way down. Was truly a lesson in what not to do.
#1 Rule in trading, ( I am guilty of breaking from time to time. )
Let your winners run and cut your losers fast.
Traders don’t like to sell losers because it’s self admission that we were wrong. So we hold hoping to have it reverse. They usually don’t, or don’t reverse nearly enough.

I received updated pricing yesterday for a multifamily deal where the project was recently delivered and the LP wants to buy out the GP. I removed the lender names, but the quote matrix is organized in the following way:
Columns 1&2: 1.25x DSCR, no buydown
Columns 3&4: 1.35x DSCR, no buydown
Columns 5&6: 1.35x DSCR, with buydown

J Walker had 5 pressures (2 sacks, 1 QB hit) in 7 rush snaps. Not sure why he didn’t play more on 3rd D. UGA had a 37.9% pressure rate. Not bad. UGA had more pressures than Bama did. 6 pressures came on 16 snaps without blitz. 5 came on 13 blitzes. They got pressure w/out blitz with the right personnel but rotated those guys off at the wrong moments sometimes

This confirms what we flagged in the preview: Georgia has a lack of speedy EDGE types, which meant they couldn't exploit Proctor's weakness.
Mykel Williams brought power against Proctor and largely lost in pass rush. Proctor struggles with speed but UGA had to blitz to bring it.
