This mini-forest, like many across the globe, follows the Miyawaki Method of densely planting specific native species to jump-start forest development. “Since they’re planted close together, as they grow, they branch out, and they start to touch each other and form a canopy,” says Hannah Lewis, author of the book “Mini-Forest Revolution– Using the Miyawaki Method to Rapidly Rewild the World”. “And so then they’re shading out weeds and they’re creating that microclimate that holds humidity inside, so you no longer need to water or weed after two or three years.” 📸 1: Dr. Nicholas Geron, Salem State University 2: Somerville High School Forest | Funded by SUGi 3-5: Alexandra Ionescu

The first half of the 2020s were a natural experiment in housing policy. In response to a run up in prices, major cities either (a) built a ton of housing or (b) adopted more IZ/RC/etc. The former are mostly out of the crisis, while the latter are still in the thick of it.

Austin TX is now back to pre-pandemic apartment rents. Down 21% from peak in summer of 2022. $1,636/month --> $1,288/month (I'm now even seeing 2BRs in some apartments at sub-$1,000) This rental correction is due to a sharp drop in migration/demand, combined with a surge of new apartment development. At this point, Austin has its cheapest rents on record relative to income.

Seeing this as my train from NYC to Richmond took 3ish hours to DC then another 4 hours from DC to Richmond makes me think we shouldn’t need this level of oversight to make good things happen in this country

To clear California High-Speed Rail for use on EXISTING train tracks between San Jose and San Francisco alone, the environmental review process produced a final report of 8,204 pages (456 hours of reading) and took almost 14 years to complete. We need reform.

Another academic research paper showing that minimum lot sizes (often used to block higher-density housing) drive up prices and rents. If you care about home/rental affordability, focus on the science. The most compassionate thing to do is focus on proven solutions.

Build and fund the trains, people use them. Transportation policies that expand travel options are a great way to reduce traffic in and out of our cities

Good news: Our @Amtrak Mardi Gras Service has been selling out on some weekends, especially when the New Orleans @Saints have home games. We are planning to add an additional 60 seats (one railcar) over some of these periods. This will include the coming weekend, three weekends in October, a weekend in November and two weekends in December.
