@_WormRunner_ @GreeneMan6 Marin county is NIMBY nation. Pt Reyes area / west Marin county still has many old farm, ranch, and fishing folks. But it's heavily invaded by SF tech types now, very different place than it was 15 years ago.

I take my family here for beach day trips and then we get scowled at for being “tourists” by the local Boomers living in 3 million dollar homes with “no human is illegal” yard signs because we live ever so slightly outside the depicted box. What happens here is my experience of “Bodega Nationalism”.

It’s wild how upset people get about “chemicals” (btw water is a chemical compound) and artificial sweeteners. Folks, 70%+ of the nation is at an unhealthy weight. Being overweight is the single worst thing for your health by orders of magnitude not comprehensible by the human brain. If eating some low calorie artificially sweetened foods help you drop said weight, the health benefit from that weight loss is infinitely more powerful than the negligible to no impact of artificial sweeteners on your health.

David is trying to silence us. They sent us a cease and desist for sharing what's actually in their products. David's founder previously built RXBAR a brand famous for clean, simple ingredients. Now he's built David, a protein brand whose bars have over 15+ ingredients, including a chemically modified fat your body can't digest and artificial sweeteners. Their new frozen dessert claims to have: - 30g protein - 260 calories - under 2g sugar Here's how they get away with it Instead of real milk fat, David uses EPG a plant-derived oil chemically restructured with propylene oxide so digestive enzymes can't break it down. It passes through your gut mostly intact and that's why the calorie count looks so low. For sweetness they chose sucralose - same in Quest bars - reduced insulin sensitivity in healthy adults - sucralose-6-acetate, a compound present in commercial sucralose, damaged DNA in human cells in vitro - linked to gut microbiome disruption We shared publicly available ingredients and published research David's response was to send a legal letter telling us to stop talking. That's exactly why Oasis exists To break down what's actually inside these products, the ones with great marketing AND the ones that are actually clean

@mattepstein Exactly. These health gurus lack so much nuance. 75% of America is OBESE OR OVERWEIGHT. Infinitely more dangerous to your health than these ingredients. You’d be infinitely healthier eating multiple tubs of this per day if it took you from obese to healthy weight.

@JohnPetersonFW If cost basis is low, hold and pass down. Kids will be sitting on an absolute gold mine if development continues in that area.

I bought 265 acres in Weatherford, Tx in January 2016. At the time it was rural and its purpose was to raise my kids hunting and fishing as much as possible. Fast forward to 2021 and my neighbor sells his 220 acres to a developer. I now have 2 acre lots down my entire western fenceline. That doesn’t change what we do at all, it’s just annoying sitting in the deer stand and hearing nail guns at 7 am… So now I’m left with a tough decision…the best way to monetize it would be to chop it up, replat it myself and piece off smaller lots. Or go the data center route… The last option and the one I’m leaning towards is keep it. My cost basis is so low, my kids love it, and the holding cost is minimal since it’s all in Ag. What would you do?

“I must have a $400,000 house” Meanwhile the house my boomer parents raised us in for 25 years & had a 16% mortgage is under $250,000 right now in 2026.

Aubry won by being there at the end. Which to her credit isn't easy to do, but still, Jonathan worked to be there in the end. I don't even think it was close. Aubry got a lifetime achievement award. Is what it is. Happens on Survivor.

We’ve seen a 2x increase in lead volume per month, attributed entirely to AI search. We already had more leads than we could take on, and AI search has dumped 27+ more per month on our calendar. The catch? 99% are trash. Lazy. Zero intent. No affinity. Bad leads.

@TheShawnHendrix One could dream. I wish this the case but never is. Talked to an 80yr old guy who owns 800 acres in the most desirable county in the state. No kids. Asked if he’d ever give or sell to a farmer. “No farmer can afford this!” was his answer. 🤷‍♂️

Stop leaving your farms to your kids. Leave it to the kid who cares about it. If none of them do leave it to someone who does. This is one of the roots causes farm land being lost. We are losing this fight.

@gaetano_nyc Dude. Yes. The amount of shiny object syndrome that AI has spawned is absurd. Funny enough, the brands that we work with who are still crushing…haven’t changed hardly anything. Still just plugging away at what has historically performed best for them.

Pattern I'm noticing with early stage companies I'm advising: VERY FEW THINGS ARE ACTUALLY WORKING. I have to write that in caps. Because the marketing team is trying lots of things. More ideas. More experiments. More content. More campaigns. Stack the content schedule. Ship more. Ship faster. But instead, they would be better off shipping smarter. When I dive into the analytics and numbers, you can see all the momentum comes from just a few high quality pages, or 1-2 campaigns that have real traction. There's just so much noise happening. I think teams need to dial down. Less noise, more signal. Pretty sure Adam Goyette wrote something about this on his Substack... but can't find the post.

@phildbuilds Don’t disagree. But the real lever IMO will be 10xing the individual with AI, not replacing them. Similar to money, making more is simply better than penny pinching. I could be dead wrong in 10 years.

Last Night in Columbia, Tennessee — I will provide a more detailed report at some point but I wanted to express appreciation to the Maury County (TN) Regional Planning Commission who, last night, voted unanimously to send a negative recommendation to the County Commission on the attempted rezoning of the Monsanto land for a 1,300 home development; The Meeting Room was full; with incredibly impactful speeches made by local residents — from a teenager who had completed a research project on the hazards of the Monsanto land to individuals who have been a part of this community for 50-plus years. The only parties who spoke in favor of the Monsanto development last night were those paid to be there, including the developers’ attorney and two engineers. Thank you to everyone who took the time to be a part of making our voices heard. If we can stay together on these matters, we will continue to win the day! We will update you all as this matter continues to proceed, with the next step likely being a hearing and a vote before the Maury County Commission. Thank you!! - DK

@colossus_cap Seeing this everywhere. Put an offer on a prop that has been on market 150 days with 1% price cut total in that time. Offer was actually above what I wanted to do originally, they still countered me, barely coming down. lol. Carrying two loans. Delusional sellers these days!

The wife and I went to a half a dozen open houses this weekend. We only saw three other couples touring. One selling agent — for a beautiful home that’s been sitting for 10 months — told me flat out (without me asking): “This listing is overpriced by $200k... I’m trying to tell the owner, but he’s stubborn and is instead carrying two mortgage payments.” DELUSIONAL. LOWER YOUR PRICES!!!
Colossus🗽@colossus_cap

Articles like this are frustrating because they manage to list every single hesitation homebuyers have (all justifiable) except for the biggest one -- THE PRICE Sellers would have no issues moving homes if they accepted the fact that they just aren't worth what they think.
