Last Night in Columbia, Tennessee — I will provide a more detailed report at some point but I wanted to express appreciation to the Maury County (TN) Regional Planning Commission who, last night, voted unanimously to send a negative recommendation to the County Commission on the attempted rezoning of the Monsanto land for a 1,300 home development; The Meeting Room was full; with incredibly impactful speeches made by local residents — from a teenager who had completed a research project on the hazards of the Monsanto land to individuals who have been a part of this community for 50-plus years. The only parties who spoke in favor of the Monsanto development last night were those paid to be there, including the developers’ attorney and two engineers. Thank you to everyone who took the time to be a part of making our voices heard. If we can stay together on these matters, we will continue to win the day! We will update you all as this matter continues to proceed, with the next step likely being a hearing and a vote before the Maury County Commission. Thank you!! - DK

The wife and I went to a half a dozen open houses this weekend. We only saw three other couples touring. One selling agent — for a beautiful home that’s been sitting for 10 months — told me flat out (without me asking): “This listing is overpriced by $200k... I’m trying to tell the owner, but he’s stubborn and is instead carrying two mortgage payments.” DELUSIONAL. LOWER YOUR PRICES!!!

Articles like this are frustrating because they manage to list every single hesitation homebuyers have (all justifiable) except for the biggest one -- THE PRICE Sellers would have no issues moving homes if they accepted the fact that they just aren't worth what they think.

If we are being honest about what's happening in SEO and broader content marketing in general. There are very few people producing original, differentiated, first-hand experience based content. It's all fake. It's all ghost written. It's all just being done for SEO/GEO. Like G2 with their copywriting tricks. All they are doing is writing in first-person language, but not actually testing and reviewing these tools. To be fair -- no one is. It's all fake. And it's always going to be fake. We're just going to continue seeing more of the same. Not necessarily "slop" but generic and uninteresting content at scale.

Never send Calendly links when a prospect is interested in meeting. Always give the prospect two to three specific dates and times for a meeting. You wanna do everything you can to remove the friction of them having to do the additional work of clicking on a booking page, figuring out which time works best for them, adding all their information, and then confirming the meeting. Much much easier if they just reply with a time that works for them from what you've offered and you send them a Calendly invite. Boost your conversions quite a bit.

The idea of “low-tax” red states is a myth. Lower-income and working-class people pay higher taxes in Texas than in California. Middle-class people pay about the same in both states. Rich people pay much lower taxes in Texas.

6 years of living in Texas and I've come to the conclusion that the no state income tax thing is basically a scam. The property taxes are so high that they negate any savings. We are still paying as many taxes in Texas as we would in California. You save on gas I guess.

Yeah, I agree, don't move to a state because you love it, then vote to change it, that is actually brain dead, but I think it extends beyond that. No matter what someone's political affiliation is, sheer volume of transplants from high income areas massively destabilizes local markets and matters far more. Just look at housing prices, gas prices, cost of goods and living. Exponential rise in TN because millions from HCOL areas with lots of money moved in, who think a $2m house on .1 acres where you can see your neighbor showering through your kitchen window is a steal. Now, all developments, all houses in any area worth living in are inflated, because that's the new comps. All of that matters far far more in our day to day lives.

Plus, as I mentioned, there are like..unlimited SaaS SEO agencies now. When I started there were very very few. Now there are new ones daily. You are competing again 20 very great agencies for clients who don’t even spend that much in comparison to other niches that are historically underserved and have far more budget, more stability in growth, and far less job turnover, etc.

Everyone in SEO is obsessed with serving B2B SaaS. Here to tell you it’s overrated. Everyday I see another agency I’ve never seen before claiming B2B SaaS is their niche focus. I have worked with the largest of them, literally, by publicly traded market cap, and they don’t spend as much as brands you’ve never heard of in a million years. I have clients who sell manufactured pole barns in ONE LOCAL STATE that spend more on SEO than publicly traded SaaS companies…. And guess what? The don’t suffer from the absolute churn and burn employee turnover that SaaS has, where your POC job hops every 6 months to pad their LinkedIn CV and you get fired because the new POC brings in their own agency they have preferred deals with, no matter how successful you were. SaaS is insanely overrated to provide services to. Historically all of my single sales call closes, up to $50k/mo contracts for a year on the first call by the way, we’re not in SaaS!
