@texasrunnerDFW @mhp_guy In Collin County median price peaked in May 2022 at $575,535 and have been falling ever since on a same month basis with typical season fluctuations. The April 2026 median price was $460,000. That's a big drop. Days on market also fluctuates seasonally and is also up.

What part of this is not measured: 1. I started tweeting in 2021 that Prosper, Frisco, etc were in a housing bubble 2. Home prices peaked in 2022 3. Home prices have been falling since 2024. Rent growth has been negative since 2023 Are people still moving here? Sure. Are home prices completely collapsing? No. Bubbles don’t always pop, sometimes they slowly deflate. Same thing happened in Austin. It’s normal and not a bad thing

Key takeaway from the reaction to this post is that the suburban smear around DFW has spectacularly failed to create the kind of neighborhoods where people want to stay, form community, and age in place. It’s also very hot, but there are hot cities in the world that retain population over time. They use land very differently than Dallas though
