That is exactly what is happening at Riverfields in Gauteng, where Feenstra Group and Growthpoint Properties are building a new logistics park on pure confidence in demand.
The development consists of 4 logistics warehouses in separate phases.
Details about the development:
• Development name: Noka Park
• Occupation from: end of 2026
• Construction started: October 2025
• Warehouse size range: 10 000m2 – 30 000m2
• Location: Riverfields logistics precinct, Kempton Park, near OR Tambo International Airport
• Current precinct tenants: TakeALot, Kuehne & Nagel, John Deere, Iron Mountain, Wurth, Xylem, Jonsson Workwear, The Foschini Group, Shoprite, DB Schenker and DHL
For people outside property, this is called building on spec.
It means the warehouses are being built before tenants are secured, based purely on the belief that demand will be there when they’re finished.
Spec developments dropped sharply after 2008 and never fully recovered, which is why a R700 million project like this is pure conviction.
It shows developers are willing to take real risks again because the logistics, e-commerce, and distribution space is still in short supply.
I’ve been to the site, and I’ve seen the building plans. 12-metre height, FM2 floors, excellent access, and proper modern logistics design.
Riverfields is fast becoming one of the most important industrial nodes in Gauteng, and this kind of development is exactly why. I love to see this kind of activity in Jozi.

@Askash I still don’t get what’s driving this crazy demand for warehousing in South Africa. Our economy simply isn’t growing fast enough to generate such demand 🤷🏻♂️
Sure e-commerce drives some demand, but not like we are seeing.
