Property taxes in NC are getting some statewide attention. Revaluations underway in Guilford County where officals signaled that assessed values would be rising an average of 40% to 45% since the 2022 revaluation have provided a flashpoint. In response, the NC Senate Leader announced plans to propose a 12-month revaluation moratorium bill when the General Assembly convenes for the legislative short session in April. Both the House and Senate have formed committees to examine and study property tax reform. The House committee has its next meeting tomorrow. A big focus of reform is on revenue caps or levy limits and non-profit exemptions, particularly affordable housing "non-profits." Will be interesting to watch.

That seems like capacity issues based on actual flows. Seems they didn't realize they were at capacity until it was at full capacity. I think the legislation I highlighted would have put them more out in front of the issue rather than being behind the power curve and stalling development like they are today.

AI-built decks & OMs with standard templates: Here's the move (and how you back into a re-usable skill) Go to Manus or Claude Give it the deal docs & photos you want to use Ask it to extract the intel you need for the deck Ask it to build the OM (give it as refined direction on branding guidelines as you can) Ask it for edits as needed. Now you have your template. Ask it to build a skill so that you can come to it with the same type of. docs, and have it build a deck with the same branding, same number of slides, same slide formats, and visuals, just different content for the new deal. And to ask you as many questions as needed before it builds the skill. Watch it build Try the skill with a new property, be amazed. Works better with Manus than Claude, my guess is that changes in 4 weeks or so. I still prefer Gamma for the design/editing capabilities. But the ability to work with reusable templates will be a game changer for many.

I'm not debating simplicity. All I said was you had to verify. Had this exact issues yesterday on a 600+ property database - just property names and addresses already in excel. It missed two. Not a huge deal, but it was off. When you layer in the complexity of some rent rolls, being off by any factor could skew the results of a cashflow model.

quickest way i've found to extract documents with AI: 1) open the doc (OM, lease..whatever) 2) hit a voice shortcut for Claude (i use Option+C) 3) say what you want extracted into excel 4) Click send a screenshot Claude reads the screen and builds the Excel file 5 unit rent roll and 600 unit rent roll... doesn't matter just talk and screenshot

99% of people will never read a city council agenda. The 1% who do rarely pay attention to the consent agenda items. Those are the ones that are bundled together and passed without any discussion. A few road projects, a funding agreement, nothing to see here, right? Wrong. These boring-looking consent items are often the earliest public clues to future shifts in real estate value. Take tomorrow’s Dallas City Council meeting as an example. Item 28 and Item 29 authorize two separate $19.2 million funding agreements with the Texas Department of Transportation (TxDOT). $38.4 million total for the "replacement or rehabilitation" of the Houston Street Viaduct and the Jefferson Boulevard Viaduct. These are the two main "non-Interstate Highway" bridges connecting Downtown Dallas and North Oak Cliff across the Trinity River. The City isn’t even footing the bill. The State of Texas is spending federal dollars on the project. That’s why it slides through quietly on the consent agenda, with no debate. But to a real estate investor, this is a massive signal. Those bridges are the front door to high-demand neighborhoods like Bishop Arts. Over the next few years, they will be completely rebuilt (likely with bike lanes, connecting to the "50-mile loop", becoming 2-way instead of 1-way, etc) This is happening at the exact same time the $3 billion convention center redevelopment is set to come online just across the river in Downtown. If you learn to read these simple public agendas, you will start spotting the next investment opportunities long before anyone else is even talking about them.
