UNTRACEABLE FILE at CDA
@CDA_CUTTACK file is missing or it is an attempt to protect the promoter?
It is an unauthorised plotted project near Trishulia which does not have lay-out approval or @OdishaRera registration but sale as well as registration by the Sub-registrar, Baranga is going on. Will the @sureshpujariofc @sureshkpujari @rdmodisha take action against the sub-registrar? A page of the registered sale deed is attached.
When the RTI application was submitted the CDA is unable to trace the file.
Make no mistake, appeal will be filed in a day or two.

🅰️Base F.A.R. increased ➡️ Builders making high rise apartments (beneficial for builders, land owners and efficient utilisation of land) ➡️ High rise apartments need a stronger and deeper foundation base and cranes, which substantially increases costs.

In 2020, the Rule was changed to allow construction up to 7.0 Maximum F.A.R, which was earlier capped at 3.0. The base F.A.R was made 2.0 with F.A.R between 2.0-7.0 available on condition and on payment.
Again in 2025, the base F.A.R. was increased to 3.0.
The net effect is,
➡️Builders are able to construct more apartments on the same patch of land than earlier,
➡️The density is increasing, i.e. more people are living within the same land area,
➡️Higher F.A.R. means less percentage share in the land for each Apartment.

Legal definitions,
1⃣“Floor Area Ratio” (FAR) means the ratio obtained by dividing total covered area on all the floors by the area of the plot;
2⃣“purchasable FAR” means the Floor Area Ratio (FAR) which may be allowed to the applicant above the base FAR and up to the maximum permissible FAR on payment of such charges as prescribed under these rules;

This project is coming up in Pipili. Many projects like this are coming up all around Bhubaneswar. In next 10-15 years, Bhubaneswar Capital City Region is likely to go beyond Pipili and Khordha. This rapid growth calls for proper, forward-looking planning.
