@crsanchezx Not only are you wrong, but audio is a superior format. For example currently listening to The Count of Monte Cristo. All the characters have different voices, it is fantastic. Audio also more efficient. I have 4 children, no time to sit with a book, but I can listen.

@moseskagan Tenant brokers won’t agree to it. On the LL side, we have an unwritten policy that if a tenant defaults the LL gets a credit back for the unrealized rent (aka unearned commission) when we determine the commission on the next deal in the space.

Why do commercial brokers get paid their commission on the full lease at move-in, rather than getting paid over time, as the tenant actually pays rent? Feels like it would be fairer for them to bear the risk of default alongside the landlord, no?
