NEW: Mayor Lisa Brown announced this morning that the city will develop a konbini pilot program in partnership with Lawson, one of Japan’s largest convenience store chains. The goal is to open 5 locations along City Line, with the first store opening near STA Plaza this fall.

Visited a new plumbing/hardware supplier store. The main pitch: 1) backlit mirrors! 2) smart toilets! 3) heated floors! 4) heated towel racks! What happened to a well place sconce? Or, you know, lifting up the toilet seat…manually (gasp!). Feels like architectural slop masquerading as luxury to me. If you have the budget or it brings you a ton of joy—go for it. I don’t mean it’s inherently bad or something. But it bothers me that THIS is the main pitch. These things aren’t what make a great home, or what make your life better. I love useful tech and we incorporate it wherever we feel it adds real value. But I would much rather live in a Dumb Home than a Smart Home, personally. At Building Culture we default to analogue and the tactile nature of hardware, unless there is a very good reason to add tech to it. Tech in service of people, not people in service of tech.

affordable housing and luxury housing are fake words they do not exist. the only housing that exists without government subsidies is market rate housing, and building more of it will make prices go down, that's how supply increases work

If you need a 2 car garage in a rowhouse, this is how you make it work, even in a 16’ wide unit It can still fundamentally look the same from the street, but you end up with a ground floor “office” on the ground floor … and I can’t imagine a parent doing a kids room there.

Found this project in Austin where they're putting 6 units on a triangular 7,800 sqft SF-zoned lot! Each of the units is a 3 story home with 2bd, 3ba, 900sqft. These would have been impossible to build 2 years ago, but were made possible by Austin's HOME initiative! HELL YEA!

With two double yellow lines (ie no turn lane), designing this crosswalk without a ped refuge island — even one made of plastic sticks, but best case concrete — is criminal. It could have been very cheap and could saved this individual’s life.

This crosswalk along Hastings Road near Mead High School is where a school bus hit and killed a woman crossing the street. Now, many who live in the neighborhood are speaking out about the safety concerns they have for this crosswalk, and this street. @kxly4news
