@nasmadotali Going to be rough for all those people that kept leveraging up on debt and thought this party would always continue. At the end of the day were in fact the retail investors that always get stuck holding the bag.

Friend of mine mentioned car prices are coming down. And another friend said dealership sales cut in half. Both own dealerships. I think the first industry to feel the pinch was real estate. Now it’s trickling down.

@SweeterDreams5 @JohnPasalis Yup I wouldn’t touch real estate for a bit. Sellers aren’t listing as much right now thinking that’s going to save the market. The fact is buyers simply don’t have the funds to support prices even if they wanted to…. Fun times ahead.

Hard work pays off, laziness doesn’t
@magicmanace @JohnPasalis The prices will drop to what buyers can afford Boomers shouldn’t have considered their primary RE as retirement wealth Canadians & foreign RE buyers as well as 🇨🇦 Gov treated RE as a stock market for 15+ years Things will capitulate when banks tighten credit/heloc accounts

@SweeterDreams5 @JohnPasalis I’m thinking the bigger problem is all the higher end homes aren’t going to have a buyer. first time homebuyers can’t stretch that far and everyone who bought in the last 10 years won’t have the equity to move up.

Hard work pays off, laziness doesn’t
@magicmanace @JohnPasalis It gets worse when the amount of forced sales of mom/pop investment condos or suing from developers on buyers that didn’t close causes forced sales or recourse loan affect on their primary detached residence All chain reactions in 2027-30, probably too early to see in 2026

The best part of people talking to me about my decision not to run for mayor again, is them saying how much they’ll miss seeing my wife Rachel Guthrie more 💯❤️ but then I reply by saying that now I’ll get to see her more! 👍🏻

@SteveSaretsky Are people so broke in this country that they can’t even afford a 800k house? Do they even work? Most Canadians need to stop eating out so much and put on their work boots.

@REWoman Has something changed recently? We’ve been in this down market for a while now. Why all of a sudden are we getting a surge? Have the banks finally stopped extending people or something?

Private seconds can do Power of Sales too. It’s not just banks that can pull the trigger. If you are a private second and concerned, don’t wait for the first ! Big banks take their time … it will eat your money up, if there is any left

@ronmortgageguy Ron what’s your best guess on Guelph,Kitchener/waterloo prices? Another 10% decline? A lot of these detached prices seem to be holding up for some reason.

At some point this year we will likely see unit sales of homes in BC & Ontario perk up But very LITTLE improvement And prices can absolutely keep falling

@JohnPasalis @danielfoch Everyone with a brain knew it was a credit Ponzi scheme. When interest rates increased it broke the model. Only way to get this market moving again is to inject credit back in with high risk or let prices fall down to fundamentals

@nasmadotali For years drivers made 100k, claimed massive write offs, and paid tax like they earned 60k. CRA is now reassessing and saying they were employees all along. Many are suddenly owing back taxes. That extra cash wasn’t free it was deferred.

Our last two years were almost equal in number of deals so I thought maybe that was the bottom, & this year would be the same or slightly more active. I was wrong. This year is shaping up to be slower than last year.

Realtors are reporting sale numbers are starting to improve in BC. Overall still down from previous years but possible signs of relief. Rental demand is also starting to improve. Maybe its just the weather? 😅

@LynAldenContact @EddyElfenbein Lyn can you do an episode on the Canadian housing market? We are already 30% down from the peak in 2022 and looks like we still have more room to go! Curious what you think about this.

@MikePMoffatt We have thousands of condos for sale and a bunch more where developers are holding back inventory. Why can’t we give some incentives for boomers to downsize and free up homes for our youth. We need cbc to air specials to show boomers the importance of freeing up their larger home

Spoiler for tomorrow's piece. In 23 metros across Canada, median incomes for 25-34-year-old dual-earner couples are up 76%, in nominal terms, since 2004. And the price of newly constructed family-sized starter homes? Up 265%.
