Prestige Golden Grove vs My Home Udyan. Prestige Golden Grove is a good project overall, but it could have been priced more competitively. Once you factor in the ++ charges, it’s launching at a higher effective price than My Home Udyan. Given its higher density (both in FSI and units per acre) and slightly lower floor height (3.05m vs 3.15m for Udyan), it should have been priced lower.
My Home is refusing any commission to Channel Partners, whereas Prestige seems to be adding those commissions straight to the base price and extras. (Read my article on Hidden Marketing Tax: x.com/HydSpeaks/stat…)
Golden Grove has a locational edge with its proximity to open ICRISAT lands, while Udyan sits near the railway track. That said, a large majority of units in Udyan would be largely unaffected — being too high, too far, or well-shielded by other flats.
On paper, Prestige Golden Grove’s plot has a better shape than Udyan’s, but both projects are so massive that these irregularities become almost imperceptible on the ground. (My article on Scale Illusion: x.com/HydSpeaks/stat…)
Landscaping, clubhouse, and facade feel stronger at Udyan (My Home’s facades sometimes get a bad rap, but Udyan’s is good in my view).
Both projects have excellent amenities and enough volume to sustain them without overcharging residents (read my article on Common Area Maintenance: x.com/HydSpeaks/stat…).
Bottomline: If you love a unit in either of these projects, go ahead. Prestige and My Home are both very reliable developers, so investing in an early stage of these projects need not give you jitters. But if you want to wait for a unit in towers that are yet to be released, you can do that without worrying that the prices will shoot up dramatically. The intense competition between these two projects and the high supply will keep prices in check for a while.
