@BowTiedBroke Considering spreading my search to more southwest NC or TN. Boone NC, where I currently live, still has nothing in my range with acerage. The few that are at my price point are gut jobs or min 50k renos

Here’s what I see in Smoky Mountain Real Estate market now. Things sitting, not selling, even with price drops. But, owners won’t drop enough. They’re listing at above what they paid in ‘22-‘24, but need to be $200K below. So, what are they doing? Trying to ride it out until they get a buyer. With their 7%-9% mortgage rate (lots of DSCR’s), they aren’t cash flowing. Yet, they’re telling themselves and the listing agent “I can absorb a $1,000/month loss on this property until I get X price”. That price won’t come though. And then instead of that $1K/month loss, they’ll be taking a $250,000 loss when they decide “enough is enough, I need out”. There will be some decent deals by way of auction/foreclosure over the next year or two for sure. I’ve been warning against paying $500/sq foot in Pigeon Forge, Gatlinburg and various areas of NC for over a year now. The rental cash flow numbers just don’t work at that cost and with interest rates where they are now. The area is 100% a tourist market, with great cash flow for investors who have been in awhile or build their own, (and great views for anyone wanting a second getaway home/vacation home). But for the majority who bought in mid to late ‘22 through ‘24, they are hurting bad and I anticipate quite a few going into foreclosure or individuals taking massive losses just to get out.
