We are now using AI in a lot of different ways throughout our property management, construction, development, and investment businesses The most important thing that it has done for us is unrelated to AI We had to get our act together on the data side AI doesn't help when your data is scattered across seven places and none of it is clean. So over the past year we got very good at making everything easily findable. Every property, every loan, every service contract, every insurance policy. For the 123 Main Street file, everything is actually there (and the current version). Now AI works for us, because it finally has full context. But even if we weren't using AI, we are better operators today because we have gone through the effort of structuring and cleaning our data and files.

I did 23 vacant unit walks at a multi property and did the classic photo routine of:
> door number first, then
> photo of all the rooms, then
> jotted notes in a workbook
After, I zipped the photos and explained the format + ask for AI to estimate turn vs reno costs. Findings:

Yeah one of the sources in the traces was Angie's List (Angi?) so grain of salt there on its estimates
The end goal is setting up my own vision pipeline -> rent roll and floor plan details -> actual bid sheets and GL transactions
I think there's a ton of room to improve precon speed and accuracy on big capital projects

For this first go - it only used:

I know what it will likely cost based on our own data, but I wanted to eval the starting point for these two

sometimes i worry about how antisocial i am
i’ll go out into the world for a few hours and immediately want to come home because of the crowds, noises, social interactions, etc
then i wonder what happens if i have a child who’s exactly like me. who’d rather stay inside working on some absurdly niche hobby or playing video games than going out into the world
