澳洲政府一夜之间更改了资本所得税，family trust和负扣税的相关政策。现在的capital gain tax是只有50%加到本年的收入里面计算，2027年7月1号以后是全部盈利直接30%最低税率，此更改同样受用与信托持有的资产。 投资者最喜欢的负扣税Negative gearing于2027年7月1号之后仅限于新建房屋（墨尔本人都懂得，新房能不碰尽量不碰），但是如果你是在昨天晚上7点半以前买的二手投资房，可以免受这一条的限制（Grandfather Clause）。 这一点我有点看不懂，政府应该是想打压一下房价，帮助First home buyers，但是祖父条款反而限制了二手投资房在市场的流通，房东们更不会卖了，所以政府是想让所有的小年轻都去买性价比低的新房吗？ 用养老基金投资的含金量在继续上升，税收稳定在15%，适合于购买投资房，当然也不知道政府会不会哪一天抽疯把这也改了。 如果你是高收入人群，如果不做好规划。将来受到的影响会很大。

Net debt in Vic is forecast to hit 199 billion but it is a rubbish figure because it will go higher. It includes the suburban rail loop the cost of which has not been updated since 2021. The government is being allowed to get away with continuing to claim that is the cost of the project and it is continuing to get away with not holding a Royal Commission into the 15 billion in corruption. Breathtakingly ridiculous.
