I sent her an offer today. 75K, 10 years, 10% interest. We cover closing costs and property tax. Zero down otherwise. Payment is $991 a month. Total of principal and interest plus other benefits comes out to 124K, 1K above what she wanted.

We toured a single family home of this woman whose husband died. She’s sentimental and has a lot of positive memories in the property. It reminds her of her husband and the memories they built together. She aligns a lot with us. She knows how we do things and she loves that we will preserve what her house always was. She called me today and she wants me to buy her house so badly. She said she dreams that it’s our house.. She hasn’t listed it with anybody or even tried to sell it to anybody else other than me. I know her because I buy raw milk from her niece. Anyways, we toured the property and she fell in love with us. We more or less ghosted her for a bit because we are in the middle of more than 5 renovations and the price doesn’t make sense. I would rather her get cash, but she will get offers in the 50s and she doesn’t deserve that. She’s a lovely woman and this house truly is beautiful. Lots of upgrades, just needs a fair deal of renovation. It’s $123,000 which is expensive given our market and the fact that it needs a new roof and siding. I talked to her on the phone today and we talked for a half hour. Something she said to me that really stood out is how she doesn’t think in terms of interest. She’s willing to do whatever it takes with us as long as we’re the ones who end up with the house. Getting rid of this house is something that has been on her mind so it’s definitely a pain in her life. The joyful memories of her husband are being tormented by the grief of their home being destroyed with a problem house that needs love. We also discussed today how she is preparing to pay property taxes and that she’s hoping she has enough to get by. What I’m going to do is offer a long-term loan. She is willing to take payments for up to 15 years. What I’m going to do is offer her a loan with a higher payment but very low or zero interest so that I can make this make sense. We will probably be upside down for a while, but the house actually is old school and cool and it would crush as an Insurance rental or Airbnb. I’m going to put something together tonight and send her an offer.

I installed my first sign today. I went to 3 different stores looking for a post driver that works with this type of t-post and couldn't find one. So, I climbed up on a bucket, put a 2x4 on top of the sign to prevent damage, and beat it into the ground with a hammer. The hood of my truck is open because I also tried standing on my truck to get better leverage, but I couldn't reach the pole.

At our peak, my wife and I were netting $120k per month after business expenses. We did that for 12 months straight. Then the Fed started raising their rate from near-zero in Jan 2022 to 4.25% by December. Mortgage rates skyrocketed. Transaction volume began drying up. Since then, our wholesale volume has dropped roughly 90%. We adapted — flipping, lending, still wholesaling. We’re doing well. Just nowhere near where we were. Wrapping up finishing touches on getting our house ready for sale. Photos tomorrow. Hitting the market next week. Plan is to take the 7-figures+ in equity and buy the next home cash. Grateful we didn’t take on a bunch of dumb debt during the good years. The mortgage on this place was the only personal debt we took on. Looking forward to being fully debt free on the personal side soon.

Started a bathroom remodel yesterday. First surprise was the real cast iron tub. Every bit of 400lbs sitting on completely rotten subfloor being held up by thin set somehow. Heavy edge of tub was sitting between 2 floor joist that run parallel with the tub. The tile walls were metal lathe and about an inch of mortar. Painful part is this remodel was done 2 years ago 😵‍💫 they also put osb on top of already rotting sub floor, then concrete board, then about an inch of thin set, followed by tile. It's literally 1⅝" to get level with the rest of the tile. Was supposed to be a simple pull the tub and tile surround and install simple walk-in shower for the mother in law that now lives with the client. ....

Wonder what this looks like underneath? Remodels am I right? Never know what you’re gonna find underneath. We’ve been making pretty good time on this bathroom remodel. We started demo on Monday and began adding structure to the floor and reframing that box where the plumbing is for the shower as everything was all outta level. Tuesday finished framing and rough in Wednesday began installing waterproofing, set pan, installed a bathroom fan, put up some Sheetrock, and a few other things. Plan today is to finish waterproofing, and get some mud and tape up on the walls. You should see how it looks now just after 3 days. Pics coming soon. If you’re new here, I’m Collin. Me and my team of rowdy honest country boys remodel homes for a living. Mostly bathrooms and showers… but also kitchens, attics, full remodels, and all the fun stuff in between. If Americans don't want data centers, reindustrialization will be impossible. Data centers have - No truck/car traffic - No toxic chemicals - No noxious odors - Minimal noise - No pollution It's better for residents than almost every factory. I understand that they use power and water, but factories do too. Peoples' minds need to change because these data centers will be essential to productivity going forward.
