Several are qualified to transfer the value but only the one with the tenant in tow can create it. The compensation is structured accordingly

@PatCarino My unsolicited opinion is that you can do both. Judge yourself on absolute performance, not relative to competitors. Just because they view the world as a one-micromarket box doesn't mean you can't master multiple

I go back and forth with myself on whether I want to cover the large market I do - New Jersey to Boston.
Some of my competitors cover just ONE county, such as Westchester, NY, within that region compared to the literally 100+ I’m looking at deals in.
The biggest advantage of a narrow market is that you can go deeper with relationships and be more of “the guy.” There is a guy at Avalon who covers NJ and does this well.
The biggest advantage I see for the huge geographic coverage is the ability to pivot to a new submarket when one is acting up. Statewide rent control scaring literally every LP out of Mass? Shift to NJ. New flood elevation rules and pulling back on PILOTS in Jersey? Head over to Westchester. Gas moratoriums in Westchester? Tell the analyst to start making cold calls to the CT list.

@squizzencapital My main question around FL always goes back to depending what area how many high paying jobs are there and will continue to be there.
A lot of other areas of the country are seeing better growth trends and migration of actual high paying diverse jobs
