@theficouple This is a fantasy.
No way anyone brings home $4500 after tax on that salary. That doesn’t include healthcare, 401k, state income taxes. The reality is probably closer to $3000 per month.
And good luck finding rent for $1200. $1500 is bare minimum.
You’re off by 33% easily.

@stpguy33 @visceralscenery But in general I agree with you that we should build our Arterial BRT's, that don't have specialized infrastructure like bridges, or a new guideway quickly. I'd say 1.5ish years for planning, 1.5ish for design and 2 years for construction is a pretty good goal.

@WedgeLIVE Property taxes also go up if the tax base shrinks. Your home doesn’t need to go up in value. If all the landowners keep their buildings empty or their land vacant, it shifts the tax burden more heavily onto single family homes.

Reading every reply in the Minneapolis property valuation thread will give you brain damage. Property values aren't set arbitrarily to steal your money. If your value went up, it's bc your home is worth more. And if you think it's wrong, you can appeal it.

@FrederickMelo Yes, a land value tax would be a far superior way to handle municipal taxes compared to property taxes. LVT would force land owners sitting on vacant land to either build, sell, or pay more in taxes. That’s a good thing for all the other neighbors.

Or we could just rip up how we approach property taxes entirely... A bill out of Bloomington would allow cities to impose land value taxes. Cities tax buildings more than the land beneath them, a nasty incentive for speculators to hold onto empty lots and derelict properties rather than develop them with housing and commerce that could draw jobs and capture sales tax revenue. Imposing higher taxes on building improvements offers an equally perverse disincentive to fix up properties. What if St. Paul flipped the proverbial script? Imagine a tax levied solely or primarily on the assessed value of land. By excluding buildings, partially or wholly, speculators would pay more than homeowners. Hey, they do it in Denmark. And New South Wales. You like Wales, don't you?

A watchdog group is talking about boosting downtown skyways (the more tax downtown buildings pay, the less homeowners have to). That's one approach. There is a passage in The Two Towers which is arguably among the most important across the books.
Frodo and Sam are asleep outside the entrance to Shelob's lair when Smeagol sidles up to Frodo. Tolkien writes that anyone who saw him would have thought was just a very tired old hobbit. He is written in such affectionate terms here. It is clear that in this moment Smeagol was very close to embracing the Good. But Sam wakes up, assumes the worst about his intentions, and that's that. Smeagol was killed in that moment and Gollum was what remained.
The movies could and should have included this scene. It would have added SO MUCH depth to the already deep on screen character of Smeagol/Gollum.
We all wrestle with the good and evil in our own hearts. Not everyone wins that match. That is the lesson of Gollum in the books and movies alike.

@stpguy33 @FurkanGozukara No. You have to be realistic. If your country is attacked(Israel is a bad example, they are the aggressor) you need to close ranks. War is not a game. People die. You have no time for demonstrations: you need to defend yourself. Thats nothing to do with fascism.

St Paul is still in a affordability and taxing death spiral and no one in charge seems to actually thing we are in an emergency

If you want to create change, you need honest feedback — and that’s exactly what @natehoodstp’s tool allows you to do. It lets a broader audience review projects, ask questions, and respond.
It’s time to stop arguing and start building.
If anything, on first try, I’d say the tool is still too insider baseball. Average folks don’t know all the zoning lingo.
