@jay_21_ The best, challenging question I've heard asked of $SNDA - and not yet compellingly answered - is if $WELL / $VTR have a cost of capital approximating zero, seemingly an infinite amount, and massive acquisition appetite, does the fact they didn't buy CNL mean the assets are crap?

Supply has really dropped off in MF, Industrial, SS If you even suggest that there will be rent growth in Sunbelt MF or SoCal Warehouses, people will bring out the pitchforks High cap rate (low 6 to high 6) + low expectation = Solid forward IRR

The next big catalyst for REITs is simple: oversupply is ending. High rates and construction costs have killed new development in many sectors. That means fewer new properties, improving occupancy, and stronger rent growth ahead. For many REITs, 2026 is transition, 2027 and 2028 could be much better.

When a corporate action is announced, most skim the press release and move on. The complexity isn't worth their time or doesn't fit their mandate. But sometimes that announcement is a clearing event (esp when direction of fundamentals is inflecting). Quietly diffusing the primary tail risk changes things for everyone. Longs get a better probability distribution. Shorts lose a big part of their thesis. A single announcement can clip the left tail and strand the shorts who built their thesis around it. Do you see it (this is the correct use btw cosplayers)

A few massive insider purchases from last week that you may have missed: Ken Dart bought $300M of Total Return Swaps on Flutter Entertainment $FLUT Director (MEHTA NEIL) at Coupang, Inc. $CPNG purchased $136.56M (first-ever purchase). A director at Sonida Senior Living $SNDA bought a $100M (he was able to buy at a 20% discount)
