Just got an urgent investment opportunity from a realtor Home owner is going to lose their house and there’s a foreclosure sale in 10 days House worth $1,000,000 they owe $400k, they don’t want to sell b/c they have a 2% interest rate Would you loan the owner $100k so they can pay off some cars and an $80,000 covid forbearance and they promise to pay you $2500/month for 12 months and add your name to title on their home? Since they’re late on the mortgage payments they can’t refinance. So your loan would basically be for them to make payments for 12 months so they can refinance and pay you off Is a 30% rate even allowed 😂. Seems like usury What wrong with this situation? Would you do this? Explain what’s happening

Holy ***t. I just got a quote to replace our HVAC unit, ductwork and everything, on a 2,000 sq/ft house, for $45,000. No joke. The guys that quoted know I have a building co (subs mainly do new construction), are a reputable company but quoting normal equipment (nothing super efficient), and it’s admittedly a bit more work than standard—lath and plaster to cut through, and no insulation in the walls (historic house) so a 5 ton unit. But this blew me away. I was expecting $30k tops. Told them so and they didn’t budge. Is this the new normal??! How can anyone afford anything? Guy also said these new units keep getting more complex and only to text them to last ~15 years. From a rent perspective, over 15 years that’s $3k/year without considering time value of money, annual maintenance, or actually utility costs, JUST TO COVER THE HVAC UNIT ITSELF. Obviously going to get more quotes, but if this is remotely real…rents are going to go up a lot more, and homeownership, even if people can afford to buy, people won’t be able to afford to maintain.

What have I done so far today? 1. Taken out a loan for a reefer to transport dozens of dead dogs. We launch next week 2. Filed a police report & reached out to the parents of a 16 year old who tried to (unsuccessfully) scam us for $210k Business is fun! (not being sarcastic)
