HBO did a good job of documenting NYC (sub)cultures in the 2010s: Girls - BK gentrification elite overproduction hipsters, indie pop/dance and stop, clap, hey bands. How To Make It In America - LES/SoHo hipsters, Soundcloud/blog rap era, Kid Cudi/Kanye influence, Karmaloop hypebeasts. Flight of the Concords - Irreverent authentic first wave hipsters (pre-10s BK). Greenpoint colonists, acoustic indie rock shows, pre 09 crash. None of these New Yorks exist anymore. Not a bad thing per se, but I miss it a lot and thing it was peak.

I need a commercial lease that's not going to overwhelm small office/retail tenants. Think local small businesses that don't have a legal team and might be intimidated/overwhelmed by a 57 page document. What are your favorite/"must do" provisions for these situations?

Damn, MJ Lenderman’s new live album is great. He’s a purveyor of classic rock pastiche, which used to irritate me but now I’m fine with it since he’s so good. You hear all the songs he’s half-copying and recognize them, but they’re classics. [1 like, 0 retweets, 0 bookmarks]

@GoodGuyGuaranty IMO this is a solved problem. Allow hosts to Airbnb their entire apartment for a maxium of 30/60/90 days per year. This keeps full-time rentals off the platform, increases the "hotel" room supply, and lets locals offset rent/ travel costs while away. Nobody loses.

Just as you wouldn't ask a barber if you need a haircut, I'm not sure you'd ask Airbnb if a short-term rental ban has been net positive or negative. I think the case for banning STRs is compelling. But regardless of your take on the matter, we have major confounders. 1/

This building was on the market forever. Despite the prime location (Bedford Ave b/w n 9th and 10th), buyers balked due to the stabilized units, which have low rents and bad paperwork. Anyway, a guy who wanted to open an illegal weed shop bought the whole building. $2.5m, $446/sf
