Personal Opinion: The Bears don’t need a new stadium deal. They already have the best deal in football.
At Soldier Field, the Bears pay just $6.48 million a year in rent, with increases tied to only 50% of CPI every five years. Which means their effective rent drops over time.
And no property taxes.
At $6.5M/year, it would take roughly 116 years of Soldier Field rent to equal the cost of a $2 billion new stadium commitment. And that doesn't even include property taxes or interest on the loan.
The Bears have had no problem increasing ticket prices. According to Statista, the Bears ranked fourth in the NFL in average ticket price in 2023, at $458.17 per ticket. Likely bringing in over $25M+/game. Profitability isn't an issue at Soldier Field.
For taxpayers, fans, and the Bears, Soldier Field is the obvious answer:
No new taxes.
No new property tax shifts.
No new infrastructure expenses.
No new history to build.
No alienation of fans.
And the Bears can still develop Arlington Heights or Hammond without putting a stadium there, if that's what they choose to do. Even if they want to develop west of Soldier Field, they are free to join the One Central development or start their own.
No one is stopping them from becoming real estate developers if they are dissatisfied with only being a football team.
But the bottom line: Soldier Field is the lower-cost, lower-risk option for Bears fans, taxpayers, and the region.
The General Assembly doesn't need to do anything. Soldier Field is already the best deal in the NFL.
