@sands659 @KimChiSpicey LA is much denser than Austin. Same 3-km radius. The one with 185,000 people (over 50% denser than central Austin) is in the famously suburban San Fernando Valley.


Everyone agrees that we need more Starter Homes ... and *only* way to make "Starter Homes" more affordable TODAY, is to build them smaller. Like they used to be But rather than focus on just size (<1400sf), I think it's more important to focus on function: A "Starter hHome" is just large enough where a couple feels ready to start their family. It’s smaller so that it is more affordable so a younger (or less wealthy) couple feels comfortable having a baby right now. If it's far away from where they currently live, or too expensive for them to afford then it doesn't fulfill its primary purpose And that is why I think that high quality rowhomes (both attached and detached) are a large part of the solution. They allow people who currently live in apartments to have kids & STAY in the their current neighborhood. At least for a little while longer. 2BR/1BA apartments and small single family detached matter too.

Given how rare large swaths of flat land are to come by on the California Coast and how dire the state is in need of housing its surprising to me that the Salinas Valley hasn't been developed more its only got 390K people!


This is the future of what parking lots could be. Multiple levels of free car parking with electric charging stations. A state of the art rooftop for recreation, events, and an open green space with a community garden. Vertical gardens and solar panels. Let’s design spaces for all people and families. Not just single childless remote workers. This is what the future can look like if we transcend the profit-driven fear-based model of urban planning.

Re mail voting: I’m just telling you that it is literally unbelievable that people are not having votes cast for them or being pressured into changing their vote by family members, etc. That’s literally impossible to believe. No smart person can believe it. It’s literally impossible to believe. We can argue about whether it’s just a few people or a lot of people. That’s fine. We can have that argument. But it’s literally impossible to believe that it’s not happening. Of course it’s happening. It is impossible to believe that that’s not happening.
