Nobody does a better job putting numbers in context than Nick Zurawski. Shaving 12 stories off a high rise as a “compromise” to appease rich condo owners next door means millions less in tax revenue for the city and 100 fewer people get off the affordable housing waiting list.

@youtwitface @NickZurawski 1) Ah yes, the classic “land costs don’t matter” take, straight out of the economic fairy tale playbook. Yes, unit prices are influenced by the broader market, but the moment you upzone, the land itself is now a luxury product.

Dude, I'm not following your argument at all. Yes, I agree.....upzoning land from (let's say) a surface level parking lot to a 50 story resi building will substantially increase the value of the land And yes, I agree....that if the upzone was reduced to only 5 stories, it would reduce the value of the land. But by reducing the value of the land doesn't necessarily reduce unit pricing. Unit pricing will be determined by the surrounding resi market.....not on the cost of the land.

@BetterBlocksNJ @NickZurawski 1,000-unit bldg w/ 15% affordable = 850 expensive. Calling it a solution misleads. To be clear: the city may be progressive, YIMBY ideology isn’t, it prioritizes market expansion over affordability. Upzoning increases land value & pushes prices UP on the 850 units, not down.

@eaconner @NickZurawski Clever, cities print money by upzoning. Crazy no one's tried it. Actual result: land values spike, acquisition costs explode, developers chase higher return, prices go up. So yeah “infinite money glitch” if you mean inflate land values/wonder why everything on it is expensive

@Indiecom2 @BetterBlocksNJ @NickZurawski Right, but one of the biggest expense drivers in NJ is taxes (passed through in rent to renters). Upzoning, especially to Condos, greatly expands tax base with minimal resource/city service uses.

@NickZurawski 3) Those 850 units don’t arrive as affordable-by-default supply - they arrive as high-cost units baked in by higher land values. In other words: Upzoning doesn’t just create units. It sets a higher price floor for everything built on that land. That’s the detail you’re missing.

@NickZurawski 2) Allowing more density increases the income potential of the land. The higher potential gets capitalized into land prices immediately. Developers get higher acquisition costs so they must build more expensive units to make projects work.

In a community overly skewed towards 'haves' that'd leave the underserved, underserved. We elected the mayor, she can review/apply her own moral center to the data.
