Where in the hell is he renting an apartment that's 2,700.00? Not only is that just stupid, like as in dangerously stupid, but it makes no sense at all.
A 350K house with a 5% interest rate would be about that a month. A fixer-upper in the 100K range, would be about 700 a month and he could put 2K a month into repairing it.

A friend of mine with an 810 credit score tried to rent an apartment this weekend.
The rent was $2700.00.
They required you make 3x the monthly rent to qualify.
That's almost $100k a year.
The national average salary in the US is $63,795.
With his income of $52k he qualifies for a FHA mortgage on a small house, but can't get qualified to rent a 2 bedroom apartment.
Make it make sense.
