US housing market demand is collapsing: US new home sales fell -17.6% MoM in January, to 587,000 units, the lowest since 2022. This marks the largest monthly drop since July 2013, far worse than the -2.7% expected. YoY, sales fell -11.3%, the worst annual decline in 3 years. The Northeast was hit hardest with sales plunging -44.7% MoM, followed by the Midwest at -33.9%. Furthermore, the median new home price fell -6.8% YoY to $400,000, the lowest since 2024, bringing the 3-month average down to ~$410,000, the lowest since 2022. Meanwhile, mortgage rates have jumped +33 basis points over the last 2 weeks, to 6.43%, the highest since September, marking the largest 2-week increase in nearly a year. Higher interest rates are back.

Here's the best case scenario for this war:
- The Iranian regime capitulates
- It is replaced by a transition Government, as the country prepares for its first election since 1952
- The U.S. gets more control of the Strait of Hormuz, giving it an edge over China in the AI race (i.e. energy race)
- Iran goes back to its secular roots with a blossoming economy, normalizing relations with Israel
- Hezbollah gives up its weapons, and Israel pulls out of Lebanon
- Lebanon goes through a period of rapid economic growth as it gradually normalizes relations with Israel
- Syria's President succesfuly unifies the country, and begins rebuilding as Israel pulls out of remaining territory
- The Houthis move away from Iran and begin normalizing relations with neighboring Gulf nations
- Hamas give up their weapons, and we finally start seeing progress towards a two-state solution
I know this is a pipe dream, but hey, let's be optimistic for once

Neither hit the base, but the message landed harder than any warhead could. Tehran has always publicly claimed its missile range tops out at 2,000 km. This strike attempt doubles that number overnight.
