@olymasic So I could talk forever about this topic, (there are tons of little reasons) but in the end it all comes down to economics. Rents in Portland and Seattle have been way higher than SLC. We have caught up to where they were, but construction prices have followed right along.

Even other American cities that have built tons of boxy 5-over-1s (Portland and Seattle, for example) have managed to build far more architecturally sound buildings. Really would love to know what’s keeping Salt Lake from reaching that level.

This is why, when folks say "I'll wait til prices come down to do my project," they're in for disappointment. Sure, there are fluctuations up and down, but the overarching trend line is up. Yet another way that long drawn-out approvals processes make projects cost more...while a project battles its way through zoning and permitting for 3 years, construction pricing is on another planet by then.

Sometimes it's interesting to mark the change in construction prices in very specific ways. For example, the Kohler sink I've been specifying for 20 years now was $115 when I started out, and is now $245.

@CRE_Legends Can you help me understand how they could be confused? I am assuming Common Area Maintenance vs a triple net lease. I know I am just an architect, but those seem like completely different things. Like the CAM fee would be one of the things in the NNN lease?

People need to stop using CAM and NNN as interchangeable, especially when talking with local/unsophisticated tenants. CAM is a part of NNN. It can be the difference of tens of thousands of dollars a year.

@mattbaran I think architecture school is too focused on one single (and limited) way of being an architect. So people who would likely be great PMs or spec writers never make it to the profession because architecture school doesn't even present that as part of what an architect does

Is architecture school a scam? What often draws people to architecture is the opportunity for personal expression. But that’s a flawed reason to pursue architecture as a career. After reviewing some ‘real-world’ work from the shortlist of AIA East Bay Design Awards (we were nominated last week) with my students, one of them admitted feeling very discouraged about practice. This reminded me of how the academy often fails to prepare students for the realities of the profession. Students are sometimes sold on the idea that they’ll be heroic figures in architecture, only to find themselves drafting toilet rooms and managing window schedules. I believe there’s a necessary balance: academia should be a place to advance new theoretical ideas, but it can also do a disservice to students who are simply seeking industry work. They’re often ill-prepared for that transition. In my teaching, I strive to promote an understanding of architecture’s realities while encouraging students to think bigger.
