In Sep 2024 I uploaded an OM into ChatGPT and asked what the property was worth. It came pretty darn close. In that moment I knew my job was on the line, that underwriting real estate would never be the same. The transition is now complete. Today I dropped an OM into Claude, and it spit out my model, my assumptions, zero mistakes. Do I still find the deals? Of course. Do I still screen the deals? Of course. Do I still refine the underwriting and check everything? Of course. Is it still my and my partners judgment on the line? Of course. But the process has changed, forever, and this is the worst it will ever be. The best part? I didn't even build the tool (the skill). Someone else much smarter at this stuff did - all I had to do was be willing to grind through making it my own, tune it to the wild world of San Francisco rent control. What's next? Stay ahead of the curve and push off the day I get to tell my wife that a robot took my job.

Forced Claude to keep going and it priced the deal within 3% of where I did manually with my PF. Not bad.

During the first year of my career, I met my mentor at one of his properties. As we walked in the parking lot, I was surprised to see him stop to pick up a piece of trash. “That’s the landscaper’s job,” I remember thinking. Turned out it was a lesson in taking initiative, taking ownership, taking pride in the details, and accountability.

@Eli_Albrecht Great point. Seasoned lawyers have to be seasoned even if AI can do a lot of what they do more efficiently.

What people do not understand about AI and Lawyer-hiring. I do not hire junior/midlevel lawyers because I need someone to do junior work. I have always done that work faster myself. I hire them so they can grow into deal team leads and partners who can originate.

Yesterday I quoted someone a flat fee for a QSBS-style structured Holdco (LLCA + subscription agreements and C-Corp docs). A BigLaw firm quoted $175k. For the life of me, I cannot understand why it would be that expensive.
