@SimpleCRE What about an A+ location in a C market and a 7.75cap rate?
English

@AvivaRealEstate I know guys that make seven figures and if you look at their transactions in costar you’d think they make 250. Not saying that’s the case here but a lot of deals dont get recorded in costar. And some that do don’t capture the brokers.
English

@TCfromUB @PerrySolem I heard back then that Glavins wife got busted screwing the pool cleaner.
English

@PerrySolem I remember. Lived in St Ives until 9th grade before we moved to “the farm” in the north ga boonies. Glavin was in CCS wasnt he? Smoltz and Chris Chandler were neighbors in st Ives lol. Terry Pendleton. And Mike Tyson’s gf who drove a purple Diablo, iirc. Wonder what its like now

when i was a kid, Country Club of the South was the SHIT.
friend just told me this 13,000 sf house on the golf course just sold for $1.8m, $138/sf.
"Here’s the entry that led to 30 ft windows overlooking the pool and golf course

@TheRealEstateG6 @cperruna Dang, I have to unfollow now. Way out of your audience profile!
English

@cperruna Mostly younger. 65% of my audience is 18-34
English

@SpaceCoastCRE Well, according to some young, egotistical broker on here trying to be the best broker in the world, I’m wasting my spare time making sure my front yard looks good.
English

@AdamHKlein It has been my experience that the most successful do those things the first 5-10 years. Then it is
0 calls per day (if u mean cold)
5-10 meetings per week
0 BOVs
5 deals closed per month
English

@PerrySolem I’m in Bahamas right now but hit me up next week!
English

@KyleInserra Hearing about a lot of restaurant closures all over. Bobby Flay was just on CNBC yesterday talking about how difficult the biz is now.
English

One of my franchisee clients sent this to his CEO and it’s so spot on I had to share. And, he is experienced, has net worth that exceeds that of some entire restaurant franchise concepts. This is how it’s going - 6months into our site search #restaurants

@MassimoGroup About half of last year. (Last year was good!)
English

@TrailerParkGuy @RetailDevDude Higher demand from larger buyers willing to pay more. There is a much larger number of individuals, reits, syndications, GPs, chasing industrial for the past 6 years. I’m not as familiar with retail other than the fact that in Atlanta it is mostly full and prices haven’t dropped
English

@smellsofbourbon @RetailDevDude So retail and industrial have more mom & pop owners? Help me understand how those are pulling higher bids
English

@REDevManager @Chazzym22 And to my earlier point, all were in the business more than 10 years, way more.
English

@REDevManager @Chazzym22 Those were mostly partners so more like 80-85% went to them
English

@Chazzym22 @REDevManager In the Atlanta mrkt, pre-Covid, our top brokers were grossing $600-900k annually (40-45 brokers). Only starting in 2022 were the top 3-4 grossing over $1m. Now more due to rents and pricing more than doubling, not because of more transactions!
