I brought a client a fantastic non-contingent offer on their listing that I've had for 1 week within 3% of asking price.
When they realized I would be double-ending the transaction, they asked me to reduce my fee.
We already have a listing agreement in place.

Re the Toronto Island bridge proposal: the major attractions are at Centre Island which has always been the main ferry destination. A bridge is going to land at Ward's Island a few km to the east. Great for cyclists, lousy for everyone else. Poor transit access landward. (1)

@GuyTalksFinance Depends on where you live and ratio of rent costs to ownership. Even inflation at high leverage is a good return on capital. I modeled it out for my hometown and itโs actually a wash for me after around a decade, with biggest impact being consideration of taxes on capital gains.

Hello @OntarioLine. You've lengthened the closure of the westbound Dundas bike lane at Logan by placing barrels to reserve parking for workers.
Are there any other solutions to your parking needs? Getting back in that bike lane is pretty important for people on bikes.

One of my followers is retired and allocated 100% to Bitcoin.
He is using a โ10% ruleโ to withdraw 10% from his portfolio each year.
Heโs comfortable with this because Bitcoinโs CAGR (compound annual growth rate) is over 75% the last 8 years.
