Unpopular opinion: On a non-dutch construction loan you should take out max leverage If you think you’ll need $2M, but can take out $2.2M based on the ARV With a 1% origination fee your only additional cost is $2k in order to access $200k

@Torysheffer @DonovanBuilds That's not been my experience unfortunately. Business banker unavailable half the time, or when available, calls and holds for the fraud prevention people with you (which isn't particularly useful), but it still sometimes takes hours to get a wire out. I'm on my way out, too.

@DonovanBuilds I also never go to a branch! Need chase private client and a dedicated business banker and these issues are solved at Chase.

@mattressguysbro They ship worldwide, but I’m not a member of their team so I don’t know for example up here in Canada they did an amazing job at our premier world class ocean side playground

I am tired of people in our relatively small town saying they have never heard of us. I want to be the subconscious number 1 choice for pest control but that can’t happen if people don’t know about us. This summer we are launching some small branding campaigns to get in front of as many eyeballs as possible. One small way is posting in Facebook groups - even the ones that might not seem to make sense like this food lovers group. I’m not advertising here. I’m just trying to get our name in front of people and maybe provide a little value. This was a successful post in my opinion.

@molzer I currently own and have recently bought deals where this exact scenario is true. It’s rare but it’s the best when it’s true.

You don’t need to do anything. The current owner spent all the money, there is no deferred maintenance or anything. It’s perfect. All you have to do is raise the rents. The current owner didn’t want to because they were making too much money. Duh

My dad has white F250 Tremor with the same color. Seems to be relatively common in Michigan. I put mine together on Ford website back in 2020 (it’s a 21) and got every bell and whistle. Paid $63k brand new with A plan and feels like I stole it compared to prices today. V8 6.5 bed Lay flat seats Work station center console Best truck ever.
