I live in Loz Feliz and there's an apartment above me that has been vacant for over a year. Landlord refuses to lower the rent to incentivize someone to move in, yet buys bigger and bigger for rent signs to put outside the building. The free market is a myth. Landlords are evil.

NYC needs massive supply to raise the vacancy rate needs to be around 5-8%. 7 percent would be the ideal sweet spot.
