Population growth over the last decade was driven by record immigration and that’s now coming to an end as it failed to improve the economy, housing sales continued to decline despite multiple rate cuts as well
Demand and supply eventually equalize, median income per capita was effectively unchanged in canada over the last decade
Regardless of what they do with rates, people don’t earn enough to sustain continued price appreciation. Another cycle like what we had would make every shitty house in the suburbs worth 2m+ by 2050, if that happens it just means the currency is worthless lol.
There is also plenty of land available within 30 mins of most major cities in canada, a looming end to the boomer gen and massive inventory turnover that will have to occur as a result
There will of course still be ways to make money in real estate but they’ll require a lot more effort and carry a lot more risk
