There is a group of advisors in a tough spot right now. They are in line to help buy out a retiring advisor in three to five years. At the same time, they are finally hitting their stride. Prospecting is working. Their own book is growing. Momentum is real. Here is the problem. Every dollar of revenue they bring in today may have to be bought back later at three to four times revenue. The more they grow, the more expensive their future buy in becomes. That dynamic quietly disincentivizes growth. Advisors who should be accelerating start slowing down. Not because they lack ambition, but because the structure penalizes it. Some firms solve for this. They design succession and equity models that reward growth instead of taxing it. But many firms do not even realize they are incentivizing stagnation when what they actually want is growth.

Saw a “generational expert” give a talk on this exact topic. His take was that this generation grew up w the ability to edit messages before sending so they could verify the message they want to get across is clear vs. a phone call where they could potentially misspeak. I get his point, but still phone skills are important for anyone that wants to be successful.

The dream is to buy this place. It’s Lees mini-golf in Alpena. I don’t have the money to buy it but that is a a minor detail. I hate that it’s not being cared for. It’s been a staple of the town since 1963. I’ve talked to the current owner about it but he wants to sell the building he owns next door with it. Which I wouldn’t want. The original owners went around the state and found their favorite 18 holes and copied them here. Outside of minor changes it’s still the same. The current owner has really let it go unfortunately. There is a small apartment above the “clubhouse” that I think would be a really cool Airbnb. “Small lakeside apartment with a private mini-golf course and arcade after 10pm”. - who says no to that?

I bought a property in 2017 to Airbnb it. Purchase price: $315,000 Down payment: ~$63,000 Goal: Passive income, baby! Today, I sold it for $377,750. 🥳 BUT let's compare that to the return if I put that $$$ into the S&P 500. For the first 6 years, I made about a 4% cash-on-cash return. Not bad…Until it wasn’t. The last 2 years? ZERO profit. I broke even after repairs, maintenance, and all the joy of being a landlord. So, 8 years later: 💰 Cashflow returns: ~$17,000 🏠 Appreciation: $62,750 🏦 Mortgage paid down: $40,173 🧾 Tax benefits: ~$12,500 📉 Selling & ownership costs: -$116,736 👉 Net profit: $11,390 (Yes, really.) Now let’s say I just put that same $63,000 into the S&P 500 in 2017 and went on with my life… - No leaky toilets. - No surprise HOA roof repairs. - No property managers messaging you at 1AM about parties. Result? 👉 $108,037 in profit Let’s recap: 🏠 Rental ROI: 18% total over 8 years 📈 S&P 500 ROI: 171% total over 8 years That’s a 10x difference. The hidden truth? Owning property can build wealth… But ✅ It is NOT liquid - I had to cover costs for a year while it was listed on the market ✅ Saturation - The market got flooded in Austin with AirBnBs which reduced my returns greatly ✅ Hassles - Even with property managers you will always have issues. ✅ IRR - Compare the returns to OTHER investment opportunities Otherwise, you're working way harder for less return. If I could go back? I'd Index and Chill. Let the S&P 500 do its thing while I focus on business and life. As @Ramit says real estate "can" be great—just don’t let the hype make you think it’s passive or guaranteed to outperform. You really have to understand the full costs and hassles!

My wife doesn’t work, and we still have this problem, so “retiring” her doesn’t help this issue. We have a sitter that comes for 8 hours once a week which helps but still, 5-9 is work time. We have another sitter that comes on Thursday from 6-9/10 and do a weekly date night. That’s been our solution, but only once a week isn’t ideal.

Been chatting with my wife about an issue I want to solve, but am a bit stumped -- so thought I would ask the question here, and maybe get some ideas: We both work full-time, and have two young kids at home. Our nanny leaves at 5pm, and then I get home a bit after that. We play with the kids for about an hour (while my wife makes them dinner), have dinner, and then we each give one of them a bath, and help put them to bed. By then it's around 7pm, we're both completely exhausted. We would like nothing more than to enjoy some downtime the rest of the night after a long day, but the work is just beginning. The kitchen and dining areas are now a mess from dinner, the dishes need to be done, and food needs to be prepared for the kids for the next day. By the time all of it is done, it's after 9pm, we are beyond exhausted, and the day is essentially over. We have a cleaner that comes to the house twice a week, but of course wraps up well before 6pm. What do other people do to solve this issue? How do you win back your free time after the kids go do bed, without leaving a mess overnight and ensuring they have food ready for the next day?

I've received a few messages about the video below. Some of the people that messaged me (including a couple friends) think damaging course property in a fit of anger is no big deal, yet they firmly believe in rules like: ▶️You MUST tuck your shirt in ▶️You MUST remove your hat indoors ▶️You MUST wear a shirt with a collar ▶️You should NEVER change your shoes in the parking lot ▶️Tour pros MUST wear pants So apparently, changing shoes in the parking lot is a "major violation", but busting a sprinkler head with an angry two-handed overhead chop is just "showing emotion, part of the game, and no big deal"? Um...
