When supply and demand are so far out of balance only rich can buy. Need a lot more supply to solve that. Today’s luxury housing eventually filters to become tomorrow’s middle class residence and meets demand now for those who can no longer manage SFH but want to stay in city.

Try to solve how to build the right product that suits younger, businesses and culture and we have it. But propose more luxury and you fail.

@Chris_Ariens And I hear ya. If that product wasn’t disruptive and needing the infra, and was affordable, and had some employment space or useful mix like Harbourview, it would be hard to say no. But it doesn’t. None do as proposed.

@CoreResidents A 4-8 story limit means that we can only get the former - see Saxony or Romance on the Lake (only 2 mid-rise builds in pipeline) with $million + pricing. I'm not against that but I'd rather see more mix of prices and income levels DT.

@CoreResidents @AndrewM46328930 If we don't grow, we have to raise taxes significantly to maintain the infrastructure we already have. Only older demographic with highest wealth can live here. That's the reality of the unsustainable growth pattern we have followed for the past 75 years. The party's over.

Fact of the Day: Did you know that Downtown Burlington is growing at approximately 50 new units per year over the last 10 years with no building permits being issued within the Downtown this year. The overdevelopment platform is questionable at best & manufactured at worst.

It seems that the current political theme is to undo the policies of prior admins instead of working with them and improving on them. No policy is perfect from the start. However it is best to put a policy in place and then work towards making it better than tearing it apart.

That’s all. No illusion. Saying we need it is a fabrication. Building is a profit business, not a public service.

@CoreResidents @AndrewM46328930 Need to build where the infrastructure doesn't need much upgrading. Where there are existing amenities the city has invested in. Where there is choice of retail, restaurants, jobs, public svcs you don't have to get in a car to access. That's the city centre.

@AndrewM46328930 @Chris_Ariens I suppose when the streets are dug up to upgrade infrastructure, water, sewer, power, it‘ll be BS. When the traffic studies result in widening lakeshore and other feeder streets, that’ll be BS. Easy solution. Leave #dtburlon as is and allow it to evolve without mega builds.

@CoreResidents @Chris_Ariens Total BS. The infra already exists in the Dtown unlike greenfield development. Redevel is the MOST cost effective development. The downtown & no other parts of the City of Burlington have ever been determined to be amenity deficient yet you want more with no way to pay for it.

Or share cost to build amenity low-rise resi mixed use, bring more business people & shoppers, more culture, more lifestyle. Win again.
