@trevizo_gabe This is my setup - 1000 square inches of space on 5 racks ( it's a stick burner cabinet with flame assist fan). Pellet smokers have their place in the arsenal but I think some cuts do better in a stick burner. Pork butts are solid for a pellet.

Check out this lakefront Texas RV park/motel that just hit my inbox. Pros & cons: - 8.8% cap rate, 80 min from Dallas - Sits RIGHT on the water of the best TX bass fishing lake (home to 34/50 largest TX bass) - Owns the only gas pump ON the water - 32 RV sites & 36 motel rooms - Only $340/month waterfront lot rent (underpriced) - $280k net operating income - Tons of upside with new gas revenue. Right now boaters have to gas up at roadside gas stations (as far as I've been told) - Convenience store, merch & bait shop revenue - Game machine currently inoperable - upside here - Upside of a new billboard lease - Upside of adding fishing guide services Cons: - Needs updating, especially in the motel - 3 RV pads need electrical fixed - Needs a gas contract as pump is currently inoperable (what do we think @gas_biz?) - Waste water treatment I think owning a park like this would be rad. It just hit the market today. DISCLOSURE: This is my wife's listing so of course I love it. But this also means that she only takes good listings that are priced to move quickly. $4,600 in BBQ profit in 1 day from a single smoker from the back of a car wash. Only in America. I don't know this guy, but I already love him. What an awesome breakdown. Selling BBQ from a 1,000 gallon smoker is my love language, and I will own a business like this one day. I want to meet this guy and eat his BBQ. Make sure your kids aren't around when you look at these pics.

Of the $1.05 billion bond passed in 2017, 36% has not been spent, and 20% not encumbered as of 11/30. The argument about wanting to get projects completed quickly falls flat when you've been sitting on approx $200 million for 6+ years. #bond
