@GuyTalksFinance To “realize” your gains, you need to first find someone willing to pay $25,000 more for it like the paper value says And then you need pay closing costs and moving fees that add up to…close to $25,000 😂

Let’s say you bought a house last year for $500k using a 20% down payment. And that home value increased by just 5% you made $25,000 in equity. A 25% return on your down payment from doing nothing. You don’t get the ability to make money like this from renting.

A lot of this comes down to poorer kids just not knowing what to do. I didn't know that I had to apply for an internship in the WINTER of my sophomore year to get a sophomore summer internship to leverage into a junior summer internship to get a full-time offer senior year.

Even after graduating from university, people who grew up in poverty face significant pay gaps when compared with their more affluent peers. @annastansbury explains 👇

@DamnSnyder @Lauraonthettc @dollarsanddata You’re still a lot less likely to get in at a good program when you’re up against well-connected peers. The pay gaps persist between lower and upper class students even at ivy league schools, where everyone is ambitious and taking advantage of campus opportunities.

@Lauraonthettc @dollarsanddata Sorry - but this is ridiculous. Entire buildings dedicated to and staffed for student success. Various Q&A sessions and presentations done. Deans and career advisors. Students simply need to make an appointment with an advisor and ask a couple questions.

@DamnSnyder @dollarsanddata You don’t even know you need to ask about this stuff— you don’t know what you don’t know. Also, many/most career offices and career officers for students are fucking useless.

@dionxys @dollarsanddata I've lost the bubble on what you're trying to say. How does "some kids don't use the free resources or network well" equate to the guy's original point that poor kids are worse off?

@DamnSnyder @dollarsanddata Ofc you can say join clubs and explore. But networking doesn't come easy to many. Usually the ones likely to join specialized clubs already know what they want to be. So that drifting group will always be left behind.

@dionxys @dollarsanddata Ok, well that’s my point. That’s not an issue with information being available and offered to all, it’s an issue with students using it. My son had to sit in that building for an hour and listen to all the shit they provided during his orientation. His fault if he ignores it

@DamnSnyder @dollarsanddata Just because something is there doesn't mean it is in use. Let colleges start collecting data as to what % of their students use career advisors. Most students just focus on the degree and that's it. Most colleges have advisors that advise on what classes to take...

@cmclymer It's funny (and telling) to me that you lived through that experience, had the conversation you describe, and consider the other party a loon.

The debate over James Talarico calling God "nonbinary" is silly because it shouldn't be a debate. It is scripturally true. God is everything. God is everyone. God is every gender. Case closed. But we get into this ridiculous convo because conservatives find it Very Important to describe God as masculine. More importantly, they demand God be described as a man. Several years ago, I did a segment on MSNBC and referred to God with "she/her" pronouns. I wasn't being political with that. I really wasn't. That's just how I refer to God, and it is scripturally sound even if conservatives swear it isn't. So, this rightwing reporter reaches out to me on LinkedIn because he watched the segment, and he was quite upset with me for using she/her pronouns in reference to God. I asked him: "What is your scientific argument that God is male? Do we know anything about his anatomy?" He responds: "No, of course not. It's because God is referred to as 'he' and 'him' all throughout Scripture." And I said: "So, let me get this straight: you have no scientific evidence that God is male, no descriptions of God's anatomy that would support that claim, but because God identifies as male and uses he/him pronouns, you respect and honor that. What does that sound like to you?" And he started typing and then he stopped typing and then he blocked me. These folks are loons and we should call them loons and we should challenge them on Scripture and we shouldn't back down from that conversation. So, yeah, I think James Talarico is spot-on and I give thanks to God, in all Her wisdom, that She inspires him to speak the truth.

@dandarling I agree with everything you're saying. However, you describe it more as a luxury (here are some things it helps with) vs. a necessity (here is how you'll land a job). That reduces it to a cost-benefit analysis.

College isn't for everyone, to be sure. But a good college education is more than mere credential for the place you get your paycheck. It's formation, it's curated learning from the best in their field, it's develping habits that stick with you for a lifetime. It's learning how to learn. It's a bridge from adolescence to adulthood.

PSA: NEVER buy a house from a boomer. Wait for prices to fall, and/or buy new construction, which typically leads price declines. Housing materials, appliances, and architecture have advanced a lot since the boomers bought their McMansions for a strawberry.
