@girdley I switched to Gemini for my default, but I also pay for Claude. Claude’s lack of ability to use its knowledge from separate chats is super annoying. Surprised they haven’t fixed this yet.

An appraiser reached out asking for market data on rents, tenant improvements, and free rent packages for an office project in a terrible part of town that has been in distress for years. Here is what I told the appraiser: “Hopefully I can save you some time. None of the data you are asking for is relevant because these buildings are worth less than zero. They are zombie buildings. They no longer have a place on earth. The property is worth whatever an industrial or multifamily developer would pay for the land, less demo costs. Period. end of story.” A “zombie building” is a vacant or poorly occupied building that could be purchased for zero and still not be profitable. They have no meaningful leasing demand at any price. Operating costs will eventually bankrupt the owner, even if the owner’s basis starts at zero. Zombie buildings can be very hard to identify. Only a market expert with the ability to evaluate from an ownership perspective and not just a brokerage perspective can determine whether an office building is a zombie building. There is massive opportunity in the office sector right now. Fortunes will be made by those that buy the right buildings, in the right locations, at the right price. Fortunes will be lost by those that unknowingly purchase zombie buildings. Who is purchasing zombie buildings? A variety of buyers, but mostly investors that have had success in other product types (retail, multifamily, etc.) that see the price per SF of some of these office deals and think there’s no way they can lose. I understand $35 per SF might seem incredibly cheap compared to the $200 per SF you are used to paying for retail. But if you accidentally buy a zombie building worth less than zero for $35 per SF, you have a long and painful journey ahead. Be careful out there.
