@DeanTTraining It’s time

@DeanTTraining What’s your recipe? I got one of these bad boys!

Looks like there’s another heat wave this week in the uk… Luckily I’ve got a Ninja Creami, the best purchase I’ve made this year. 400 calories and 40g of protein for an entire pint of ice cream!

@DeanTTraining Do you have a post giving the recipe and nutrition facts on this ?

@DeanTTraining Recipes?

If you want to get into real estate investing, pick a solidly blue collar to lower middle class area, if you’re in California and you’re just starting out looking in the city of San Bernardino Everybody talks a lot of crap about it, but that’s where the opportunities are That’s where prices are lower that’s where distressed owners live. That’s where wealthy people bought and no longer want to own. You need distress and motivated sellers to create opportunities for you as an investor You can use the same blueprint in any city in the country If you’re in Tulsa, Oklahoma, you can look in West Tulsa or north Tulsa Prices are lower, but opportunities are everywhere Do you think that works in any state? I do. Good idea on a place to start find a small two bedroom one bathroom anywhere from 850- 1200 ft.² buy it as a fixer or something that needs love and turn it into a three bed two bath In San Bernardino, you can buy a two bedroom one bathroom for under 300 fix it up making a three bed two bath and sell it for over 500,000 if you pick the right property I know this because I’ve done it and I’ve also appraised multiple properties that have done the exact same thing Hook up with wholesalers in the area that you want to own in, the area you want to rent in and the area you want to flip in Drive the neighborhoods and learn the areas. Learn the neighborhoods, learn the good the bad the ugly. Create a buy box in an area that you see other people doing the exact same investing that you want to do and just copy them 99% of success in real estate is just looking around and copying what successful people are doing
