Unpopular opinion. 2nd homes only occupied or rented out for a few months of the year isn't helping the housing shortage. Where we live, approximately 40% of the homes are 2nd homes; in some areas as high as 85%. Great for the people who can afford it. Not great for all others.

Yes. This is how markets work. ALL markets are driven by demand, not supply. Yimbys are idiots; don’t listen to them. This is also why (reasonable) rent control is fine. In real terms, housing costs are always flat.

My last rent increase was because the landlord noticed that the market rate for the area had gone up Not because his costs went up, but because other landlords were charging more in my area and my landlord felt left out and thought I should pay him more for the same thing

Class A precision machinist Lead man - I run the shop on my shift I don't make 70k I bought my starter home at 40 Sold it and bought my long term home A farmhouse built in 1900. its 126 years old Its worth 280k, on three acres And its nearly paid off Because I spent all the years building downpayment by NOT eating out, by driving beaters I could pay cash for, by not buying expensive toys and taking vacation trips and essentially NOT spending on wants, but on needs When cost of living was higher than my income, I moved When rent went up, I moved When gas prices went up, I drove less When the cost of beef went up, I stopped buying 16/lb cuts and started buying 1/4 cows The income vs COL dynamic has not dramatically changed EXPECTATIONS have changed. And many of them are as unrealistic now as they would have been 40 years ago

This retard bought a home four years after the Median age (29 he bought at 33) and now wants that to be the new minimum because he didn't want to work all that hard. Many of my coworkers worked massive amounts of OT to get a downpayment then bought homes at 21-27 Machining. Below the Median(29) at the time. Even if you work absurd amounts of Overtime, unless you get into Oil and Gas or Telecom the BEST you can hope for as a young man is buying a extremely small starter home at 30. These people are fucking Losers projecting onto the next Generation. Every single one of them could have gone into the Trades at 18 and bought a home at 23.
